About Me
Michelle Bonavitacola has lived in Port Washington her whole life. Though you may not know Michelle personally, you have probably heard about her family’s reputation for outstanding work in and out of Port Washington. Michelle is committed to serving Long Island with the highest quality of professionalism and determination like her family.

She is a member of the Long Island Board of Realtors and the New York Association of Realtors. Her past experience in real estate and her education at Fordham University-- where she graduated with a BS in Marketing-- allows Michelle to better serve her customers. She understands buying, selling, and renting are very important decisions in people’s lives and would love to help make the process easier. Michelle is very tech savvy, organized, and energetic. Add'l Village Taxes: $15,696.71

Hi Al,

There are currently only 3 two-bedroom condos in Great Neck for sale between the price of $350k and $450k. The taxes on average are about $5400. Common charges range from about $350 to $460. If you would like, I could e-mail you these listings. Would you also be interested in co-ops? There are 16 co-ops available in this price range. Condos and co-ops that have sold in Great Neck in the past six months in the same price range has an average sold price of $397,038 and 159 days on the market.

In Westbury there are 141 homes in the $350k to $450k price range. The taxes on average are about $8000. What has sold in Westbury in the past six months in the same price range has an average sold price of $390,574 and 116 days on the market.

Location is a huge part of any move. Other things you need to consider when purchasing your home is to consider the distance to work, you need to evaluate the availability of shopping, police and fire protection, medical facilities, school and day-care, traffic and parking, trash and garbage collection, even recreational facilities.

Hi Al,

As a realtor in Port Washington I wanted to agree and add to the information that Terence gave you.
From January 8, 2008 to today there has been 18 homes that have sold between $700k & $800k. The average price these homes sold for was $743,542. The average days on market were 90 (as low as 15 days, and as high as 305 days). One thing you should keep in mind is that these numbers do not reflect how many days the homes were on the market with previous agents or as for sale by owners. For example, one of these homes was on and off the market since April of 2006 and finally when it was relisted in Sept. 2007 at a price close to market value it sold in 44 days only $19k below asking price. PRICE is the most important marketing tool when selling a home. Has your home been sitting on the market for a long time? Is it currently listed with a broker? Hi,

I can see that you would be concerned about Avenue B. However, everyone will have a different opinion of why one should avoid a specific street or town based on different variables. Did the blog give specific reasons as to why to avoid the street? I have lived in Port Washington my entire life and I don't know why someone would have said this. If you are hesitant about moving to Avenue B consult your real estate agent or you can go to the Port Washington Police station and request any statistics or information you would like. Good luck!

I have lived on Long Island my entire life. It is a great place to live and as I mentioned earlier there are many towns in which you can commute to NYC around 30 minutes. The Port Washington line is one of the best lines. This line starts at Port Washington and then stops at Plandome, Manhasset and Great Neck. You do not have to transfer and during peak hours (5:30am to 9:30am into the city and again about 4pm-8pm to Long Island) the train only takes about 30 minutes. It will only stop at these 4 stops. Off peak, the train takes a little longer and stops in a few towns in Queens.

Port Washington is the least expensive to live on if you want to be on this train line. It is a great town that is known for its many great restaurants. Additionally, it is on a peninsula so if you like fishing or boating this town is great for you. Port Washington,Plandome, Manhasset, and Great Neck are all close to the Long Island Expressway and several parkways. There is plenty of things to do on Long Island and being so close to the city- you will never run out of things to do. Please feel free to e-mail me for even more informaion about Long Island. If Long Island, NY is an option you can commute into the city in 30 minutes from many towns including Port Washington, Manhasset, Great Neck, and New Hyde Park. The average home available for sale right now in Port Washington is listed at about $830,000; Manhasset- $1,770,000; Great Neck- $1,500,000; and New Hyde Park- $625,000.
