Wow, gotta say I'm stunned at the "Please use me, I'm a short sale professional!" answers.

As a few others have already noted, you're basically asking for help to commit fraud. - Fri Nov 14 2008, 16:31

is there a high crime rate in laveen?

Jay Thompson answered:
What kind of crime? Higher than what?

I'm not trying to sound flippant. The problem with questions like this is they are almost impossible to answer. WHat is "high crime rate" to me may mean something completely different to you.

The best thing you can do is your own due diligence. There are many websites out there that report a plethora of crime statistics. Below I've linked to a page on my site that lists several. Another good option is to call and talk to the local police. (Do NOT use the emergency number!) They typically have a public relations officer that is more than happy to discuss area crime in detail. - Tue Nov 11 2008, 15:57

OK, I'll stand corrected. AZ City isn't incorporated. But it's not really a suburb of Casa Grande either. I think most would call it a "town".

It's certainly not for everyone, though many people enjoy living there (pretty much like any other place in the country). I wouldn't advise anyone to "steer clear of the place", particularly not a complete stranger on the internet. Without knowing a *LOT* more about someone's particular circumstances, needs and desires that doesn't seem like sound advice. - Sun Nov 9 2008, 21:22
Arizona City is an actual incorporated town. There's about 8,000 living there now. Not sure what you mean by expected population at "build out". It's not a Master Planned Community, so it won't really be built out at any given point (well, until it butts up against Eloy, Toltec, Casa Grande -- they are all pretty close to each other) - Sat Nov 8 2008, 19:11

There are roughly 29 cities in Maricopa county, which is home to 4 million people and covers almost 10,000 square miles -- it's bigger than 6 states. There is not (to my knowledge) any one agent who has the expertise to provide the level of detail you are looking for for every city in Maricopa County.

Even with full access to the MLS it is extremely difficult to gather some of this information. You may find some info on the maricopa.gov website. city-data.com is also a good resource. ARMLS (Arizona Regional MLS) covers the vast majority of Maricopa County (and parts of Pinal county) and they have some statistics available (though not to the level you are looking for) here: http://armls.com/stats.html

Good for you for doing your research, but you may want to take a more "high level" approach to try to narrow down where in Maricopa county to go into more detail, otherwise you may find yourself completely buried in mounds of data. - Wed Oct 15 2008, 09:17

I'm a little confused, sorry.

You are renting the mobile home, correct?

If that's the case, there isn't anything you can do to protect your home because legally it isn't your home. It's your landlords home.

That also means the mortgage company can't come after you for payment -- you are not responsible for paying the loan.

Can they evict you? Not as long as your landlord still owns the home. If/when they foreclose, then it's a different story, though many lenders will lease out a property until they can get it sold. - Mon Oct 13 2008, 14:03
I always have to chuckle when I hear "short sale" and "fast close" in the same sentence... - Mon Oct 13 2008, 12:02
