On that zip code alone there are at least 124 foreclosed (bank owned) properties currently for sale. In addition to the automatic searches an agent experirienced in foreclosures can provide you a lot of additional help when working with foreclosures. Not all available foreclosures will show on the automatic searches and many of the ones shown already have multiple offers on them.

The short answer is that it depends. Some banks are a lot more aggressive when pricing than others. To make to most out of it your Realtor will have to pull several comparables of recently sold properties and several active properties, and then adjust for their differences, upgrades, condition, etc. It is a fairly time consuming process.

Even knowing which bank owned the property helps. With experience we get to know which banks are more flexible than others.

It will also depend on how long it has been on the market, the property history in terms of price reductions, property conditions, specific area market, etc...

That property is temporarily off market, the bank is waiting for clear title, and should be back on the market very soon.

If you wish I can watch it and let you know the minute it goes back into the market. In addition to that one we have other great deals on the area and we can provide you information on those ones as well if you wish. We are foreclosure specialist and have agents that work the area.

The information can be obtained, but that is a regular sale (not short sale or foreclosure), and if it has a lien holder or not should be transparent to the buyer.

Taxes for 2008 were $1,551.

It seems like a nice property, but there are some other better deals in the area. Let me know if you would like more information.
