What's the obsession with a 20% down payment?

Jane,
As a loan officer as well as an agent, 20% is a recommendation for the least amount down to get you the best rate possible. As mortgage guidelines have tightened up 100% financing is virtually impossible. There are lenders that will let you put down at least 3%, but the down side is the interest rate on your mortgage is higher and you are also usually required to pay private mortgage insurance for the mortgage company. So 20% is not locked in stone as the amount you should put down, it will usually result in the best rates. Some lenders do have different requirements, such as 30% down for an investment property. Just make sure that you loan officer knows the guidlines and does not lead you astray. - Wed Jul 23 2008, 10:39

where do you find home inspectors?

a great way to find a home inspector is from your agent. Typically they will have three they usually recommend. I would also ask your friends and family in the area that have purchased a house recently as they will give you their honest opinion. Lastly try Angie's List if you cannot find anyone from the first two contact references. I recommend Apex home Inspections. - Wed Jul 23 2008, 10:30

It all depends on if you plan on working with this agent again. An agent that cares about their clients will schedule the time in for an inspection to represent you to the fullest. The agent is not required to be there put it depends on the service you expect. - Tue Jul 22 2008, 07:07

What are Real Estate agents doing to survive in THIS market?
