Hello! I'm a mortgage specialist with The Priority Mortgage Group of State College. Congrats on making the decision to purchase a home. First I would highly suggest finding a mortgage broker and seeing if your approved, for how much, what you can afford, etc. I think that should be the first step because there is nothing more dissapointing in looking at home that either a you can't afford or b that you don't qualify for. From there your mortgage broker can reccoment you to a good buyers agent. This is the really cool part that you'll ger a real estate agent and the seller will pay their commision. Good afternoon. There are many ways to improve your credit. Even though you don't have any debt your not showing the creditors that you can manage your debit because you have none to manage. They look for how well can you balance a car loan, student loan, mortgage, and credit cards all while keeping the balance low. Also I think the bigger issue that you will run into is will your income be enough to qualify you for your mortgage. They will include both of your mortgages, taxes, homeowners and any other debt you both currently have. With the current scores you should be able to qualify for a mortgage if the income is there. Good afternoon! Why is the child support negative? where you late on it or is it just showing up? You could possible obtain a mortgage with something that is called alternative tradelines. Do you pay your bills with cash or check? If you have 12 months canceled checks of atleast 3 bills including rent, insurance, cell phone, electric, water, etc.. and nothing else bad on your credit report you may be able to obtain a mortgage. This is still possible. There is one loan program available that allows you to purchase a house 100% financing and it includes all your closing costs. The down fall is that you are not allowed to have any collections, there are income guidelines, and the property must be eligible. Good afternoon. This statement is both true and false. It will depend on which bank and program that you choose. If you go regular conventional they will require you to have a paper trail for anywhere between 6-12 months of rental income. I did finished a loan up where I had the same scenario and I took him through FHA. The bank required a lease and a copy of the canceled deposit check for the rent.
