ABOUT JULIA FISHEL

A seasoned real estate veteran, Julia has earned many prestigious awards during her career. It is not
the awards that motivate her; it’s the challenge and the personal aspect of the real estate business.

Prior to joining Keller Williams Realty, Julia spent 12 years in commercial real estate. She has
successfully negotiated several hundred transactions for both buyers and sellers. Julia earned the
much-coveted Real Property Administrator designation from The Building Owners and Management
Institute and the Master of Corporate Real Estate designation from CoreNet Global, an association
for top corporate real estate executives. She is also the recipient of several corporate awards for her
excellence in customer service. To help serve her clients in the most effective way possible, Julia

development, marketing, and sales.

ABOUT MATT FISHEL

When most people think about sailing, they picture beautiful spinnakers aloft in the breeze, the boat
gliding through the blue water, the sailor basking in the bright sunshine. Few realize how challenging the
sport of sailing can truly be and the number of tasks that must be coordinated to ensure smooth sailing.

There is a defined preparedness that is essential and makes a dramatic difference in the outcome.
Matt has faced those challenges head on as he sailed professionally in the TransPac and the
PanAm Clipper Cup. The same qualities that make an excellent sailor: multi-tasking, perseverance,
commitment, and preparedness, serve to make an excellent Realtor.

“The real estate process is not simple,” says Matt. “You have to balance the needs of your client against
the realities of the market, negotiate the contract so all parties are satisfied, and ensure the smooth

Matt’s distinguished career in commercial construction project management gives him unique insight
into the property side of real estate. “I have been a licensed general contractor for over 20 years and
built stores for Starbucks and World Savings,” explains Matt. “I know quality construction and I know

A graduate of the University of California at Berkeley, Matt has a degree in Architectural History and
Art. His dedication to his community led to him serving as a City Councilman in Gustine, California.

Hi Steve,

The $7,500 tax credit came into being as part of HR3221 which was passed into law on July 30th. The credit can't be used as a down payment directly, but it can be in a round about way. One scenerio would be to get $7,500 of gifted funds from a family member or even an IRA. In early 2009, when you get your tax return with your $7,500 refund, there would be nothing stopping you from returning that money to your family member or replenishing your IRA (you have 60 days to replenish an IRA without penalty - but talk to a tax professional for specific advice).

Ideally, you'll be able to come up with the needed 3% downpayment for an FHA loan, have your Realtor negotiate with the seller to pay your 3% closing costs, and then you'll be cash flush again again soon when you get your IRS 'refund'.

As with anything, there are limitations. If you sell sooner than the alloted timeframe, you'll have to repay a portion or all the funds back to the IRS. However, if you're plan to stay in your home 5 years or more, this is a fantastic opportunity. Read here for details

Your best bet is to talk to a proven Realtor and a proven lender that can guide you through all of the various scenerios. Everyone's situation is unique, so it's best to get solid advice tailored specifically for you. When interviewing lenders and Realtors, be sure to ask lots of questions. You want professionals to represent you that are very active in the current market as they will be fully abreast of all of the latest lending changes and negotiation tactics.

Question about Short Sale

To address Cindi's question, it's when, after usually many months of negotiations, the negotiator for the a lender(s) have approved the HUD payoffs that we've submitted and thus thus the sale price, but have not signed off on the often-required final documentation or actual real estate contract yet. Until the final contract is actully signed, sealed and delivered by all 3 parties, the bank always has the option of changing their minds, although I haven't seen this yet. This concept of a "pre-approved" short sale is a common one here in Pinellas County. Hope that helps. - Tue Nov 11 2008, 21:11
Hi Tina,

This is my listing, so I know the details well. Please give me a call tomorrow at 727-366-0324 and I'll fill you in completely on the particulars of where we are with both lenders, other offers, offer amounts, etc.

We are certified short short sale experts and would be happy to completely familarize you with how short sales work. Generally speaking, the banks are taking so long because they are so overwhelmed with case files that they can't keep up with the workload. Also know that short sales are unusual in that the homeowner doesn't have a vested interest in the amount the home sells for (they just want to know that they are out from under the house payments), so it's just the lender(s) we are negotiating with. The bright side of this is that the banks aren't emotionally tied to the outcome as is the case with your typical home sale, and things are handled very matter-of-factly.

All agents handle short sales differently. We present all reasonable offers in the order received, because we believe it's only fair to treat buyers with the respect they deserve. So, if offer #1 and the bank don't come to terms, then offer #2 steps in, and then they have the opportunity to negotiate the price. In the case of 2455 Baywood, you would be offer #2 and would have the opportunity to negotiate in just the same manner.

And our homeowner just wants us to make it happen, and we will. We've been able to obtain approval on every short sale we've listed thus far.

You can switch lenders with a small reassignment fee for the appraisal, but be prepared for the broker to get a little cranky (although he has no right to be). If your new banker is getting funding for you from the Tampa Bay CDC, please know that the folks there are great and can help guide you through this as well. Contact Jo Frost at the CDC at 727-442-7275 (even if the CDC isn't the source of the $10,000 program via your broker, they are a great free resource).

My concern is that your agent isn't giving you enough direction and support through this process. I'd ask your agent for some answers and ask him/her to talk to his broker for guidance if need be. If you are buying a FSBO, I urge you to get agent representation fast!

Posting your listing on LiveDeal.com will get it into Canada. Best yet, it's free. That being said, the best way to get exposure for your home is to list it with an experienced Realtor. We, for example, offer better internet coverage than anybody I'm aware of in Tampa Bay. It's taken us a great deal of time and much ongoing expense to develop and maintain the network of sites that makes this happen, but it's worth it. That being said, the internet is just one of many facets that go in to sucessfully selling a home, though.

Call if you want more info about the Canadian postings. I've researched it thoroughly and can help you bounce around some ideas if you like.
