It is possible to qualify for a new mortgage before you sell you old home. However, it all depends on your credit, income and assets. It is definately possible to get a mortgage on a new house before you sell you current home. However, that all depends on your whole credit, income and asset profile. Depending on the loan amount and if the loan would be in your name and your fiance, you might qualify for FHA. FHA only requires 3% downpayment and the seller can contribute up to 6% towards closing costs. Your doing the smart thing to check out your loan options before looking for a home. The deed is given to you after closing. I typically takes approximately 6 weeks to come back from the courthouse from being recorded. It does not work like a car where the bank holds the deed until it is paid off. You can put your daughter on title by doing a quit claim deed. I suggest contacting a title company or real estate attorney in the county in which the property is in. - Thu Feb 21 2008, 13:26

Aqua, You need to speak with your lender. Unless you made arrangements for the "missed" payment to be put on to the end of your loan, your payment history is probably showing that every payment is being made late. Every lender is different so the best advice I could give you would be to talk to your lender. - Tue Feb 5 2008, 11:20
