Proper Property Management for a Historic Downtown Orlando Home?

We are not a Large Company which really does not hurt because I do individually a lot of Marketing, we are approachable,meaning I am available day or night on my cell, we have a property management service already implemented in our Office, that includes screening Tenants, Lawyer Lease and review, visits to property, etc., and we are Approachable!.
My fees are not the lowest in the market but are what I am worth if you need somebody committed to finish the job and get your place rented and taking care of:

Finders fee: Equal to one month's rent.
Property Management: 10% of one month's rent
Lawyer Lease: 40dlls.

Buyers only will decide to look at your house if you have *FAIR MARKET PRICE and they find you among the 23,000 listings if you have *EXPOSURE: Marketing, Location.Staging (Clean, Open windows,smell good), Exterior Appeareance (Make Buyers to really go inside your beautiful house because they have to look the other 10 similar listings)*STRATEGY

What are the best way to find FSBO, SFH and Condos in Kissimmee?

If you are interested if buying directly from a FSBO to get substantial savings in a market when usually many homeowners are upside-down on their mortgages, I think personally that you should save time and money by trying to search discounted properties like REO's or Shortsales that can be sold in Realtor.com, unless you are trying to do some kind of "Make money in real estate with Zero money etc..." like many books are teaching then you need to drive from Miami to Kissimmee and find the FSBO signs of distressed homeowners that unfortunately have refused free and professional help of realtors to avoid foreclosure, and then I can say: "Good Luck Homeowners, God Bless America"! - Fri Oct 10 2008, 07:45
