Lots of interesting answers (and some equally interesting spelling) not many of which tell you this... it doesn't really matter whether you list it or not in the current market because it won't sell anyway. Period. UNLESS you're priced well below market value.

The sad truth is that most listings are not even getting a phone call right now, unless they are foreclosures or bank owned. So unless you have a lot of equity in the property and can take a good haircut on the price, you're on a hiding to nothing. You'll be wasting your time and that of your agent. If you don't have to sell, don't. If you do have to, then it's hard to say whether next year will be any better. Can I short sell my own home?

I don't think your assumption is correct Carrie. Sure it depends what the status of your other homes are but anything is possible right now. I'm also a Realtor short selling a condo - I've handed it over to a colleague since this is his forte. You also don't want to be caught taking a commission on it in the event you find a buyer. I'd suggest handing it over to a short sale specialist. If you'd like to give our partners a try let me know and I'll arrange for them to call you and chat about options. - Wed Oct 29 2008, 13:43

Robert, this home is temporarily off the market. You can contact me for more info in the morning if you like as I have already requested more info from the seller's agent as to why.
