what is the status of this home?

The mls is the database that real estate professionals use to advertise property for sale. There are a number of sites that feed from the mls...including http://www.realtor.com and http://www.homeseekers.com and, most real estate agents have their own sites that provide access to most of the information in the mls to homebuyers....check out mine at http://www.coastalhomeseekers.com. I also have a web-based service that I offer to my Clients that allows them to search the mls just like I do....plus they are able to set up specific searches and keep up-to-date on market activity themselves, if they prefer. You do need one person to represent you if you are planning on buying a property....find a full time, professional real estate agent who can help navigate you through the buying process and who is experienced working with distress sales (short sales and reos). - Wed Nov 12 2008, 16:07

If you plan on shopping REOs, getting a pre-approval is a must. Most of the banks will not even consider your offer without one. Make sure you get an approval from a direct lender that states your application has been submitted and that your financials have been reviewed......a generic one from a mortgage broker will not usually do.

In some cases, you also need to be prepared to get approved by the bank's preferred lender.....it is not requested in all cases, but I am seeing it more and more in Orange and San Diego counties.

Make sure you are working with a full-time, real estate professional who has experience with bank-owned properties....you can get a great deal, but the process is often full of challenges that need to be navigated by an experienced professional.

How are real estate agents compensated?

Jane...Agents usually get paid once the sale closes escrow. if you are not comfortable with the manner in which your agent is representing you, you may want to contact his/her broker for assistance. It is difficult to provide you with more specific input without knowing the details of your situation, but don't put up with poor service, especially in an area as important as buying a home. - Sun Nov 9 2008, 16:56

How do buy an REO?

It is critical you find an agent experienced in bank-owned sales. Buying from a bank can result in getting a great deal, but it also comes with a mine field of potential issues that require the guidance of an experienced professional. The sales process is often nothing like the one we generally use in California....the banks often use their own forms (addendums) which are drafted to protect the seller, not the buyer. Contingencies are often subject to passive removal and the seller's agents are often overloaded with files and disconnected from the process. Interview agents in your area and make sure the one you choose has the relevant experience. - Sun Nov 9 2008, 16:50
