Short sale has nothing to do with the length of time a property is on the market. It refers to the fact that the mortgage company is willing to accept a payoff, less than the actual amount owed. This is a common situation for those in hardship, or those over-mtged. If the mortgage company is willing to negotiate, it is unlikely that a property will be foreclosed upon. Short sale talk is an indication that everyone is willing, or at least, will consider working out problems!
If you are considering purchasing a home under a short sale--be prepared to wait--it is a lengthy process. - Tue Jul 1 2008, 20:37

So much depends upon the area and the homesite. In the OKC metro $110 plus per foot is a good "ball park." The nicer the home and the better the location---the pricer the build. Generally your question is too vague, a real answer can only be derived when the plans are laid out and the location is defined! Good Luck! - Tue Jul 1 2008, 20:23

Why would you do this? It does not cost you anything--so why wouldn't you want an expert's advice on possibly the largest financial committment you will ever make?

This is a tough one but I agree with your Realtor. The point is to sell your house, not to have him over for Christmas Dinner. I would dictate that ALL communication goes thru your Realtor. I would also ask for more earnest money -- you might even want to negotiate it to be non-refundable.

I would suggest the Sunday Oklahoman and
