Hi...I'm a licensed real estate agent with Coldwell Banker in Bergen County, Franklin Lakes, NJ, and have been a Realtor since 1998 in NY, initally with Prudential, and in 2001 moved to NJ. There are many towns/boroughs in Bergen County that would serve you and your family well with regard to community, schools, and commuting distance to New York City. I've included online links to valuable information on 2008 rankings for schools in the county and many towns have received special recognition and awards for what they offer. For example, Oakland, NJ was awarded accolades by Business Week Magazine as being one of the Top Fifty Towns To Raise Your Children and the two high schools that serve this community are in the top 25 and top 50 rankings in Bergen County for 2008. The very best way to determine the solution to your question is to obtain both online and offline information, which is readily available. I have a library of information and links on my website. Do your online research with a few of the links I've provided, select a knowledgeable Realtor in the specific areas of interest who have both a strong track record with relocation and transactions in their area of expertise for your actual search process and tours of the towns of interest. Send a few emails to Realtors that serve these areas to see how responsive they are and what type of information they provide you with. You didn't state what town or state of the location. Are you referring to the development in Hypoluxo, FL, between Boynton Beach and Lake Worth? how is the NYC commute from Franklin Lakes NJ?

Hi Pat,

Peter was correct on the NY Express buses, and Oakland would be the quickest with plentiful parking. The bus leaves around 7:05 a.m. from Oakland and leaves Manhattan around 5:30 p.m.with a one hour commute. The closest trains would be the stations in Glen Rock, Ridgewood, Fairlawn ... or Hawthorne, which runs a different line. Many people drive the route each day from Franklin Lakes and surrounding areas and actually prefer it to public transportation. Outside of rush hour traffic and any unforeseen accidents/hazards, the trip takes about 40 minutes from Franklin Lakes to Manhattan. There has been some discussion over the years at the town levels in Oakland, Franklin Lakes, and Wyckoff to convert the freight lines back over to commuter lines, but may take several more years to see that change, due to the numerous goverment sectors involved in this process. Saddle Brook is very nice town, conveniently located in the NY/NJ Metro area, about 18 miles from New York City. It has some nicely maintained and manicured neighborhoods, pretty park areas for relaxing and exercising, and is convenient to major shopping, great restaurants, plentiful local services, good schools, and major thoroughfares, with city transportation. Keep in mind that many areas in Saddle Brook, along the river, may flood during heavy storms. Work with an agent you can rely on to proceed with care and caution on your behalf. A couple from Manhattan recently purchased a home through me that I had listed in Saddle Brook and chose it for all of the aforementioned benefits...and they have been very happy with their selection of Saddle Brook and the neighborhood.
