I would suggest that you decide if you are more interested in rentals or sales. Then interview with a few companies that specialize in the one you have chosen and ask in the interview what training they offer.

Hi, Ray. It is true that apts. are selling at a slower pace right now, but if you are priced correctly and get the right exposure from a company and an agent that are positioned to do so, it will sell. You have to be priced just a little better than the competition and give buyers value for their money. Deals are still being done every day. Our market is trending down now, and waiting will most likely result in a lower price that you can get right now. Which means after the period you are allowed to sublet for is over, things may have continued to worsen, though of course we all hope the downturn is temporary. But if you are thinking of selling, the sooner the better because you will get more for it sooner rather than later. Hi, Amber. There are many factors that go into determining the price of an apt. General condition, what renovations have been done and how recently, what floor it is on, what views, how much light it gets, co-op or condo, whether there is any private outdoor space such as a terrace or garden, what shared additional spaces there are such as roof deck, gym, whether there is a bike room, storage room, doorman, concierge, etc. If you are interested in selling I would be happy to give you a free comprehensive comparative market analysis. If you are thinking of listing it and interviewing agents, above all, please make sure your agent is a REALTOR, that is, that they and their company belong to the National Association of Realtors. Not only will your property get the broadest exposure, but you can be sure your agent subscribes to the highest code of ethics. Unfortunately, very few NYC companies belong. Mine does.
