our 2007 manhattan market report, prepared by miller samuel... appraiser and consultant... is based on closed sales. It shows (page 57) the 2007 avg price per sq ft for 1 Bedroom co-ops & condos combind at $695 and $541 for 2 Bedroom. This anomoly is caused by the increase in new development construction in that area, which had a focus studio and 1-bedroom. Consistent with most markets the avg price per square foot was historically higher for 2 Bedroom homes, 2004 1BR @ $98 2BR @ $304. We also prepare a quarterly overview. As a real estate pro you know you may not recommend an area based on marital status, see EHO requirements...that said, most manhattan neighborhoods are suitable for anyone and normally one would locate based on job locations, friends, points of interest... do you like the park? perhaps something on the west side, above the 70's would suit you. Clubbing your thing? maybe chelsea, hell's kitchen or LES would be what you're looking for? hate to walk? try a central subway point...west 4th or union square area. good luck... - Tue May 13 2008, 05:35
our market overview, prepared by miller samuel... appraiser and consultant... is based on closed sales. shows the Q1 2008 avg price per sq ft for uptown co-ops at just over $700 and for condos just under $800. Both increases over the prior quarter and prior year quarter. we also prepare a 10 year report which breaks out the different uptown neighborhoods and breaks down each by apartment size too...take a look. As for where it's going, we can only guess that like the rest of our market the increased inventory and longer marketing time will keep prices stable with limited growth through the, normally, strong 2nd Q. - Thu May 8 2008, 05:29
