Pat Baker's Questions (1)
In the past 6 months the average price sold at $1,408,964 and the median price was $1,213,500 which was 95% of the list price. Recently there was an article in the pictoral seciont of the Boston Globe. The title "Best Zip Codes." Wellesley was there. In spite of the declining market Wellesley has not gone down. It may still be online to read. I am not sure how long their archive articles. You really would be making a great investment by purchasing a home in Wellesley. For the first time buyer this is a great time to buy a home as long as you have good credit. The interest rates are still very good. They may be going up but that is speculation on my part. As far as selling it can be great too if you didn't purchase a home in the last 3 or 4 years when the market was very high. If you have owned for more than 5 years and haven't borrowed on equity it is a good time to sell as well. - Sat Jun 21 2008, 19:44
Because the inventory has been high the homes had to be re-positioned in the market to set them apart and get them sold. It is a very nice community but like so many of the towns there is too much inventory. Are you only considering Sharon? How about Medfield, Medway, Millis, Norwood, Dedham, Walpole or Wrentham? - Sat Jun 21 2008, 19:36
In my area of Needham, MA the market has been very strong. The luxury market has been especially is doing well. Homes in th $700,000 to $920,000 price range have been strong too. For the most part sellers are more realistic about properly positioning their home on the market. In nearby communities there has been an increase in activity. Inventories have come down from where they were and that has certainly helped. - Wed May 21 2008, 11:45
