Creating comfort and building relationships have been Brian Copeland’s forte throughout his diverse career. Brian jokes that he’s done everything from being a mall Easter bunny to running a successful music publishing company. Brian holds a master’s degree from UT, Knoxville in communications management and was chosen as Greater Nashville Association of REALTOR’s Rookie of the Year, selling more homes than any other like-agent in the metropolitan area. In 2007, he was selected by Real Estate Magazine as one of the nation’s Top 50 REALTORS on the Rise. He is a gold and platinum award winning agent. In the challenging 2008 market when most agents' business is down 5 to 50%, Brian business is up 58% from 2007.

Brian has appeared on multiple episodes of reality realty TV shows on HGTV and The Learning Channel, including "Flip That House," "House Hunters," and "Goodbuy/Badbuy" (which begins airing in 2009). He prides himself on his 18 hour average from the time he starts looking with a buyer to placing the contract on the perfect home. His home sellers are getting 98% of their list price with an average of 42 days on the market. Brian is also a 1031 exchange experienced agent for the tax savvy investor. Brian is a Certified Residential Specialist (the pseudo PhD of real estate with only 4% of all REALTORs holding the designation) and serves as the Middle Tennessee district rep. He is also known for his creative home listing marketing strategies. Brian is the creator of Real2Reel, an innovative way to tour and sell a home. He recently unveiled his latest marketing tool with BCTV. Brian has received national awards for his real estate marketing innovations and has been featured in Residential Specialist Magazine, REALTOR Magazine, Real Estate Magazine and Homes.com.

I've seen a surge of buyers over the past eight weeks. This week alone I've been working with 5 different buyers on differing levels. I think the SMART buyers are jumping into the market. Tonight, my buyers found three amazing houses that would have already been gone in a previous market. Land sales are rough right now with the state of building and loans. Lots have not been moving swiftly. I own two lots in that area at the same size. I would expect a range for sale of $9000 to $12000 if I were you. Congrats on Nashville ownership! - Mon Oct 20 2008, 19:13

Downtown Condo thoughts: Most of the people I know who live downtown are going to art openings, galleries, shows and restaurants. Downtown allows for an walkable lifestyle. If you are the type of person who wants to live in the center of urban activity, downtown is great; however, our downtown is not like New York, Chicago or Boston's downtown lifestyle. Our downtown life is more parallel with Atlanta, Denver and Portland's M.O. Don't be deceived, you're not going to always see fun, fun, fun, action, action, action. You will see a lot of tourists and some sidewalks that seem to roll up at 9 p.m. We have one grocery downtown. If you're working downtown, it could be a perfect match. Downtown neighborhoods include The Art District (near The Arcade includes Kress, Bennie Dillon, Viridian, Art Avenue, Ambrose Lofts) , SoBro (SOuth of BROadway includes Encore), The Gulch (south of Broadway off 11th/12th includes ICON, Terrazo, Velocity), Rolling Mill Hill (south of Broadway near Gateway Bridge), Hope Gardens (West of Rosa Parks, South of Jefferson includes Row 8.9 and Ireland 28) and The Market District (north of James Robertson, east of Rosa Parks, west of River, south of Jefferson includes District Lofts, Harrison Square and Riverfront Condos).

Hillsboro Village thoughts: With proximity to Belmont University and Vanderbilt, you'll find a young and young-at-heart crowd. If you're looking for coffee shops, local restaurants and that urban-feel without being downtown, it's a good match. While the area is very walker-friendly, there's a lot of area to cover. You'll find a large Harris Teeter grocery in the Village and a bit more late-night lifestyle. I'd compare Hillsboro Village to Atlanta's Midtown along Monroe/Piedmont, DC's Georgetown and Newbury Street (minus the higher end shops and density) in miniature in Boston. You'll find traffic to often be stifling and frustrating, but if you learn the back streets, you'll have zero issues. Hillsboro Village is technically the shopping district between Blakemore and Portland on 21st Avenue. The living neighborhood for this area is called Hillsboro-West End. You'll find a healthy housing stock with most residents searching for homes on Ashwood, Sunset, Linden, Westwood, Sweetbriar, several numbered streets and Belmont Boulevard. Condos within walking distance to "The Village" include Bristol on Broadway, Adelicia, The Glen, The Albemarle, Acklen Row and The Villager.

Both are very different neighborhoods with different vibes, character and lifestyle. When you come in next summer, I'm sure you'll find the perfect match! - Sat Oct 11 2008, 16:49

If you looking for a for sale by owner/unrepresented seller situation, you'll want to get out and drive the neighborhoods you are interested in. You may also search the parcels as nashville.gov and write the owner's letters or place phone calls. Of course, this posting is a great place to start looking for unrepresented sellers.
