these are all good recommendations.. if you want older construction, i live in crieve hall and can attest to the convenience. you can't beat roughly 10 minutes from the airport, green hills, downtown, or cool springs. it's mostly the area behind the target in brentwood north to harding road, west of edmondson pike and east of i65. it's in davidson county and the lots are typically a little bigger (the lot i live on is a little over one third of a acre) so maybe that could be enough of a yard for you.
the average list price is $255k in that neighborhood currently and the average price of a home sold in the last 90 days is $251k.
once again, lots of options between brentwood and centennial. the neighborhoods just north of crieve hall is called caldwell hall and mcmurray/whispering hills neighborhood just east of it could be options for middle ground too between your jobs. the average sales price is a little less in those two neighborhoods so you might get a little more for a little less.

are townhomes or condos an option? 1800 square feet for under $200k in that area is probably a little ambitious. i'm happy to send you contenders of what you could get for that price in close proximity to baptist.
foreclosures are a good way to go but a lot of buyers are looking for them (thanks to the media) so in some cases, banks seem to be holding out for good offers lately i'm noticing. plus, you get what you pay for sometimes too. hire a good inspector to see what you're getting into.

well, it's according to what your expectations are. they are out there. i had four closings on houses a couple of months ago and all of them combined didn't total $350k. :-)
i would encourage you to keep trudging along. i agree with the other guy, get to know the neighborhoods you want to focus on, do a little research (crime, etc), and get a great realtor to team up with because you're right, it's a buyer's market. if you are wanting to buy, it's the ideal time. - Thu Jul 17 2008, 14:08
