I Specialize in Xtraordinary Client Services, Myrtle Beach, South Carolina, Murrells Inlet, SC, Garden City,SC, Surfside,SC, North Myrtle Beach,SC, Longs,SC, Conway,SC, Georgetown,SC and have been known to go as far as Andrews,SC. I have always had a interest in Real Estate, as many of us do. I was first licensed in the late 80"s in the state of Maryland. In the 80's some of you will remember interest rates where 13-14% (with good credit) WOW Right! Being married at the time, and realizing the time involved to be a good Realtor it didn't go over well at home, so I didn't stay with it.
Now, after a 20+ year career in The Customer Services Business, I am back in Real Estate. I really enjoy working both with Buyers and Sellers. As a Certified Real Estate Stager & Re-Designer Specialist I can help sellers Stage their Homes to Sell, which is a huge in todays Real Estate Market. Working with sellers also lets me use my creative side, thinking outside of the Box Marketing Skills is a necessity in todays Real Estate Market. I really enjoy people and seeing people happy, there is a great personal reward Representing Buyers. Helping people find the perfect home at the perfect price is priceless. Having experience with both Buyers and Sellers is extremely important to me. A single Real Estate transaction is filled with a lot of emotions, being able to understand the emotions of both the Buyer and the Seller during a single transaction is essential to maximize on the importance that everyone can be Winners when Buying and Selling Real Estate. Just about anyone can take the classes, get a Real Estate License and learn how to sell Real Estate, but not everyone has Good People Skills. Not everyone can ride the emotional roller coaster with their Clients and believe it or not everyone likes Working With People. Providing Extraordinary Client Service is the #1 Priority in my Real Estate Business. I know of a 1 bedroom approx. 800 sq,ft Townhome, walking distance to the beach, located in the north end of Myrtle Beach. You said "that the house has not sold even with her netting zero$ from the sale". I am assuming the house is listed with a Realtor. If it is listed, does her Realtor know whats going on? If she has a Realtor they should be able to Help Her and Guide Her on what to do. That is if they know the problem she is having. Your friend is one of many people in this unfortunate position. A lot of sellers are having to come to the closing table with their check book. Its called "Being Upside Down". The very first thing your friend should do is contact and communicate with BB&T. Ignoring notices is where a lot of people mess up. People in trouble paying their payments need to contact their Lenders the moment they know they cannot make a payment. The Bank is not the Bad Guy and Banks do not want people's house's, the have enough on their hands right now. Many Banks are more than willing to work something out with the client. Tell your friend to get on the phone with the Bank first thing Monday, if she hasn't already talked with them. 3 months without making a payment is the usual time frame for Banks to consider the Loan to be in Default. It is possible that they could still work with her, they could maybe re-work the terms and payments of the loan to avoid having to take back the house. The legal costs are high when a Bank has to foreclose on a house. It may also be possible for your friend to work out a Short Sale with the Bank. That is when the bank is willing to except less than what is owed. It will take some work on your friends part, but could be a better alternative then a foreclosure on her credit. If your friend doesn't have a Realtor representing her or if you would like to know more about what to do, you can either email me or call me. Hello Eric, Sounds like you are experiencing the number#1 complaint that people have with their realtor. Lack of communication! I'm wondering if your realtor is someone you knew before or who came recommended? My opinion is that even though you shouldn't have to, tell your agent that you are not happy with what they are not doing. If that doesn't give you satisfaction but you like the company you are listed with, go to the managing broker in charge. People should like and trust their realtor, real estate is a business based on relationship.
In the few years that I have been in the business I have met alot of people that should not be agents of any kind. The ones that got in when it was hopping are now finding themselves not knowing what to do because they are use to doing Nothing and getting Paid. In real estate you have to be Creative, Know the Internet (and not be afraid it) and find the sites that people are looking at to start their house hunt. I'm sure we all know that the internet is where the majority of people start looking. There are a lot of places to advertise that are free. It does require time to list the listings. I work with some people who really are waiting for things to go back to the way they were, instead of trying to find new ways. Eric, you are absolutely right in saying that if something changes, you have to change with it. You get left behind if you don't! I think the last straw for me would have been the blown off meeting. The big $ affect would be on the amount of potential buyers wanting to pay for a house that doesn't have a nice backyard. Outdoor spaces, living rooms and kitchens are a big draw. Hope that helps. - Tue Apr 15 2008, 20:35
It really depends on where you live. Sometimes pools can have a negative effect on property value. If it takes up a lot of the yard, somewhere that you can't use it many months out of the year, home insurance is higher, so be careful not to pay to much for a house because it has a pool. Home sellers are probably factoring in the cost, and more places than not pools do not have a good rate of return on the money spent. Hope that helps you. - Tue Apr 15 2008, 20:19
