Carrie, with the help of an astute REALTOR, you should be able to determine if the property is "really" overpriced. The fact that the home is $5000 over what you would like to pay, is not concrete proof that the home is priced too high. Maybe, because it is nicer than other homes you have seen is justification for the price. I agree that if you and your husband agree that you love this place, than sit down with your agent to decide if the price the seller is asking is appropriate. I have seen buyers lose the house of their dreams, and then later, nothing else measures up. Don't fall into that trap! - Wed Jul 16 2008, 09:06

Louise, there are some drawbacks to selling your property in it's current "as is" condition, though this is always an option. First, you have to evaluate whether or not the property will qualify for financing in it's current condition. If the electric or roof are deficient, you will be severely reducing the buyers that can qualify for your house to potential cash buyers or buyers with a much larger down payment. Pricing the property properly is always the key, and I do agree that getting several opinions will help you be comfortable that you are in the right range. But, make sure that the agents can substantiate the values that they are giving you with actual properties that are listed have recently sold. Don't fall into the trap of hiring the agent that gives you the highest price, because that is the number you wanted to hear! - Wed Jul 16 2008, 08:58

I have been licensed in real estate since 1979, but at that time interest rates were at 18%.. I was offered a job at that time, working for a real estate appraisal firm, which gave me great experience in pricing and the appraisal process.
I have selling reall estate full time since 1983, and am currently licensed in both Indiana and Illinois. I have been recognized as a top producer with the Prudential network.
I am currently the President Elect of the Greater Northwest Indiana Association of REALTORS and am on the Board of Directors for the Indiana Association of REALTORS.

I am interested in giving back to the community, and I support the Sunshine Kids, an organization to provide worthwhile activities for kids with cancer. In my spare time, I enjoy reading, going camping and boating.
