"Subject: Thank you Hi Cheryll, I hope you had a wonderful weekend. I wanted to say "thank you" so much for the gift card. It could not have come at a better time. We were actually on our way to Lowe's/Home Depot when we got the mail and opened your card. What a kind gesture and one that you really didn't need to do. But thank you because it sure did come in handy!! We greatly enjoyed working with you. I know it may have been trying at times with us trying to find what we were looking for; and then Simon and I's conflict on what we wanted. But of all the time we spent looking for the house, it was most enjoyable having spent it with you. Thank you for helping our move to Charleston a great experience. You were so helpful, charming, and knowledgeable about the market. We are happy in the house; especially now that the boxes are pretty much gone (never thought that would happen)!! Maggie loves the yard and doesn't even want to come back into the house many times. The cats love watching the little lizards crawl around on the porch--I, on the other hand, don't love that!! :-) I know you are very busy with the business, but we really would love to have you over for dinner (Simon will cook, of course) when you have time. As I promised in my response yesterday, I have found that the current flood insurance premium is $285 per year. As noted by another agent, you can often assume the current owners' policy which would negate the need to get a new elevation certificate. That is not always the case, though. Dear Jackie,

This home is 1740 square feet according to the listing, 3 bedrooms/2.5 baths and is currently listed for $262,272. It went on the market on 9/17 for $299,900 and it now appears that it may be a short sale. The Sellers Disclosure notes that it is in a flood zone but does not say how much the insurance is. I have already placed a call to find out and will provide the answer in a later posting. You may want to know that flood insurance, unlike homeowners insurance, will be the same regardless of the insurance company that you purchase it through since it is a Federal program. Thank you for the opportunity to provide you with information on Kiawah Island. Through the end of October in 2007, there had been approximately 115 homes sold on Kiawah and Seabrook Islands with an average sales prive of approximately $850,000. Through the end of October this year, there have been 94 homes sold with an average sales prive of approximately $810,000. There is currently 38 months of inventory on the islands. Good afternoon, Liz,

I just returned from your part of the state and today I am nursing a sunburn from an incredibly hot Clemson game. My daughter lives in Spartanburg and teaches in Greenville so I tend to spend a good deal of time there. It sure is pretty in the Fall.

That being said, you will be moving to my lifetime home, an incredible area that we lovingly call the Lowcountry. You are fortunate to be making the change during a time that there are some nice real estate opportunities for buyers! As many have already noted, the best choice for you since you will want to be as close to MUSC as possible will likely be a condo or townhome. I would suggest that you first consider townhomes since they are easier to finance and since their monthly regime fees are generally more reasonable. As has also been suggested, James Island might be a great place to start, I have clients that live there, but I would not rule out Mount Plesant since taxes are somewhat lower and appreciation has been historically higher.

I know that you have many websites to surf to look at properties, but as you would have suspected, I would suggest that you visit mine as well! I would be happy to help or just chat with you if you would like...no worries about being obligated to use me as your Realtor. I would also be happy to send a relocation package if that would be helpful to you. Just let me know!
