Are you still looking for the perfect home? It really depends on your price range. At the high end (over $2M)this morning, the closes were $200 K off the the listing price. At the low end it is more variable. Anywhere from $10-50K off the listing price. Although in Chatham a good house (perfect location and condition) can find multiple offers and a sale at or above the asking price. To answer your question, it is important to know if you will live in the home and if you will be performing all the LL duties? You must interview the potential tenants from a finanacial perspective. Their ability to pay the rent and their personal stability is very important. I would suggest that discuss with your lender a home equity laon at the time of closing.
