Dave Werth is an instructor with the First Time Homebuyers Educational Classes and holds two positions on the First Time Home Buyers Advisory Committee. Dave is a Real Estate Internet Specialist with current education in High Tech Marketing, Web Communication Tools, Real Estate Text Messaging Centers, & Real Estate Internet Marketing. Dave has been very active giving his time in the Fargo Moorhead area community coaching the Fargo All City Youth Hockey & Adult Novice Hockey League, as well as Dave's involvement with the Relay for Life, Make A Wish Foundation, Susan G. First time prospective buyer in an unchanging housing market...

The market here is strong, vs. what you are hearing around the nation. Actually statistics show the market here in the top 25 cities in the US for real estate growth and return on your purchase. We are in a market that shows signs of property prices that of 2 years ago, but certainly not down below the prices then. Depending upon the area and when you buy, you will certainly come out shining! We aren't affected by the boom of anywhere, being closest to Minneapolis, which has a number of foreclosures. ND is actually one of the least amount of SubPrime loan states which meant either better credit, or better income, or housing that is afffordable. I guarantee you can take a guess at giving yourself a 4-7% gain on your market value each year you live here. We are in a great market, and you are lucky to be here. The housing prices are a third of any major city, as the work ethic of the area and saving money being frugile people certainly is true. Find your management company that represents all HUD homes and REO property's. If you search by these and your area, you will find out who to contact. Good luck on getting a great deal!

Get an agent that has an ABR designation, as they will be well versed over the internet which you will need being out of town. Make sure they have done at least 2 or 3 short sales. Make sure to have lots of patience as the bank will drag there feet, and your agent needs to be very aggressive in contacting the listing agent every 3 days to make sure they are all keeping contact with the bank. The bank will wait sometimes up to 6 weeks for a response if you are low balling or not full price on the offer, due to the fact they will put your offer on the side waiting for another offer higher to come in.

Look up REBAC.com or email REBAC@realtors.org to find an ABR in the area you are looking for! There are alot of agents that will jump and some will cringe at a short sale. Interview them and pick one and get that house!!!! Good luck! - Wed Aug 6 2008, 12:35
