HI Helena,
As a Realtor that lives and works in the 80132 area I can tell you that the market is just plain slow here. Listings are just not getting showings. I assume your folks home is priced correctly. Just remember that updating , kitchen, carpets and baths is not going to make a huge impact on the price, especially in an older home. it will affect its marketability to the buyer. It is expected that all homes will be updated as time goes along. I really don't break it down to ppsf in this area as it just doesn't work that way here. Even in Denver, where it is shown on the MLS listing, it doesn't come into play very much unless you have two identical homes.
Unfortunately all I can say is tell your folks to hold tight unless they have to leave now.

Hi Golfer,
I have been telling my sellers in the northern part of El Paso County to just hold still for a while and not lower the price anymore. We have been lowering prices on houses that are priced properly, offering incentives and still showings aren't picking up. If you don't have to go anywhere quickly, hold tight for a bit. I truly believe it's the market, not the price of your home if it is priced right. I sell in Denver as well and things are picking up there. Hopefully it will move south soon.

Why don't you call a couple of agents and ask for a market analysis on your home. If you can manage to break even after your costs, consider it a good thing and don't forget you lived in the house, so you did get value out of it. Things aren't selling instantly, but there are more people out there looking this month than earlier in the spring.
Even though I am a Realtor, I got caught in the same situation when we left the Sacramento California area a while ago. Three military bases closed at once (virtually) and we had to leave for Colorado. We received a whopping $58 at closing. It didn't help us buy a house here, but at least we lived in for a while.
Talk to a few agents and get a better idea of the market value, then make a more informed decision.

Sorry you aren't getting any showings, but it seems to be the state of the market right now. I have some wonderful listings in a range of prices, from 355,000-475,000-850,000 and we aren't getting many showings at all either. I work in the Denver area as well and showings are picking up there, hopefully it will spread South soon. Don't give up on your Realtor if it's in the MLS, that's the best place it can be and changing really won't accomplish much. Ask if they can list it in the Denver Metrolist as well. My listings are in both and the showings we are getting seem to be coming more from Denver folks looking to move to Colorado Springs area. Good Luck!

Hi Chris.
If you haven't signed a Buyers Agency agreement with the listing agent, you are free to go with any agent you like. More than likely the agent has a hold over period in the listing contract protecting himself on people that he has shown the home to, if he has given it in writing to the seller before the end of the listing agreement. You probably won't save money by waiting until the hold over period, the seller will just pocket the extra commission not pass the savings on to you. You are better off having someone represent you and monitoring the process. It doesn't cost you anything. If you do end up dealing with the listing agent be sure he changes to a transaction broker so he is just facilitating the deal, not representing either of you.
