About Me

He graduated from Walter Johnson High School in 1982 and The University of Maryland in 1986. Real Estate was in his blood, as he grew up in a real estate family, joining "Rudden Real Estate, Inc.” He is a member of the National Association of Realtors, Maryland Association of Realtors, and the Greater Capital Area Association of Realtors. Gary and his wife (Lisa) work together in the "Rudden Team.” Since 1998 "Team Rudden" has closed more than $ 115 million dollars worth of Sales! In November 2004, Gary joined forces with Rick Reed, Nick Bobruska, & Robyn Fitzgerald to open Congressional Residential Realty, LLC.

Mold Remediation

Mold remediation is not an easy task. You must have the property inspected and a "Protocol Report" prepared by an indepennt specialist prior to the actual remediation. I have been very happy with a company called Inlogix. Their web site is: http://www.inlogix.com/

They would provide the Protocol Report, which you could present to any mold remediation company where they would have the ability to give you an estimate without visiting the property. Servpro is one of the large names out there which handles the actual remediation. There are others....but they will not have the ability to give you an estimate without a Protocol Report.

HOW CAN I SEE HOW MANY HOUSES ARE RENTAL BEFORE I BUY A HOUSE?

The easiest way to check is to have a Realtor see if there are absentee owners via a Tax Record search in MRIS. This is not 100% foolproof, but most investors have the tax bills sent to a different address, and "absentee owner" is a searchable field.

I don't believe that you will see an additional $2500 on the sales price, BUT I do believe that it will make it easier to sell your condo in the future. Stainless Steel appliance are very "IN" right now. I don't think that will change in the next year!

To answer your question, you won't see the $2500 dollars back in cash. I just think you will see your condo sell quicker.

As a listing agent I "try" to make sure that there is AT LEAST a 3% Earnest Deposit. In a perfect world I would hope to obtain a 5% Earnest Deposit.
