Joel Colvin - Managing Broker for Monroe & Ruston answered:
I would look for Support #1, Training Programs #2, #3 I'd have to really admire their way of doing business, maybe look at what attracted you to them in the 1st place, if you were a consumer would you like to do business with this company, do they have a good image in the community? Lots of questions, too many answers.....

Just Take My Advice and Go Talk with a Coldwell Banker Recruiter! I've been in Real Estate 20+ Years and they by far have the Best Tools, Training Programs, Websites for the Public and the Agents. They have a Time Tested, Proven Track Record with Over 100 Years in the Business and their Name Recognition is one of the very highest nationally! Call me if you need some advice, I'll be happy to tell you what I have learned over many years. - Wed Aug 6 2008, 21:27

Are there government aid programs set up for first time home buyers?

Joel Colvin - Managing Broker for Monroe & Ruston answered:
Call me or get general information on all the programs they have available, first check with the USDA Services Center in Monroe. Their office is located on the Old Sterlington Rd at 2410 Old Sterlington Rd, Monroe - (318) 343-4467. The best thing about the USDA Rural Development Loan program is that you can get Low Rates, 100% Financing and NO MIP (Mortgage Insurance Premium), this will save you a lot of money depending upon your credit scrore.

Also, the Louisiana Housing Fiance Agency has specific programs, check out http://www.lhfa.state.la.us/programs/homeownership/first_tim… , they have programs for first time home buyers and college grads that help with low interest rates and downpayment assistance, etc. If you would like help call me at 318-361-0300 (Monroe) or 318-255-5302 (Ruston) or e-mail me joel.colvin@coldwellbanker.com if you need any help. - Sun Aug 3 2008, 11:52

crime rate for 94606

Joel Colvin - Managing Broker for Monroe & Ruston answered:
I found you a link to the San Francisco Police Department's CrimeMAPS website. that's the best advice that i can offer you is to talk directly with local law enforcement, preferably the local sub-station cloest to the location in question and consult other in the community, neighbors, etc. Especially if this is a concern to you and your family. In answering this question it is not my intention to be an expert on this subject, especially in San Francisco, CA. So seek aditional advice. - Sat Jul 19 2008, 19:35

how do i get a mobile home into government housing?

Joel Colvin - Managing Broker for Monroe & Ruston answered:
I don't believe that it can be done, especially if it is a used Mobile Home. There are programs through the USDA's Rural Development for Manufactured & Modular Housing . Usually, the smaller the population of the area in which you live, the more programs that will be available in a wider area. They have direct Loans available that are based on your income and guaranteed loans that are much like a conventional loan. - Sat Jul 19 2008, 19:19
Joel Colvin - Managing Broker for Monroe & Ruston answered:
Very rare occurance, but it does happen, I'm presently working with a seller who go the house they are selling now in a Trade with one of the elderly neighbors down the street that had gotten up in age and needed a house all on one level. The house the elderly couple traded for was a smaller and less exepensive house, but I think they traded even, it's up to the buyers and sellers, whatever works for the parties involved. Lets say the House your wanting is inferior to the one you want, you could still trade, and pay the seller the agreed upon diffence, if any. Even if the seller doesn't want to occupy the property you are wanting totrade, it's still possible that they would take it on a trade and acquire your property as an investment property or for rehab and re-sell (flip). - Sat Jul 19 2008, 19:08
