I have been a residence of southern Orange County since 1988 and familiar with all the benefits of living in this beautiful community. I have an undergraduate and graduate degrees from Hope college (Holland, Michigan) and Western Michigan University . Should I pay off my home mortgage?

Homa Moaddel answered:
Hi Lao,

I will advise you to pay off your mortgage if,
1. you have other investment(stock, retirement account..) and income,
2. You will never need to get a loan against this home,
3. you are healthy or have a good medical insurance.

I am a believer in having your home clear and free from any encumbrances(loan)! The interest you pay over the years for that money (mortgage) is larger than the tax return. And that freedom add a few years to your life!!

what would the monthly payments be?

The monthly payment(including taxes, insurance, ..) is roughly $2400/month.

For every $100,000 you would pay $700/month.

Loan contigency... 104 day escrow! Help please

Hi Sabine,

I would remove my contingencies very close to the time of closing. For various reasons some of which you have mentioned you want to be fairly certain you will buy the house on your term(low interest rate..). Also the condition of the house may change within 30 days. So I also do my inspection close to the time escrow is going to close. I would do the inspection within 20 days of closing and start removing contingencies within 2 weeks prior to closing.

Hi Dana,

Disclosure from the seller usually is provided after the acceptance. If you do not change the standard language of the CA purchase agreement(RPA-CA) you have 17 days to change you mind about buying the home. Within the 7 days after the acceptance of your offer the seller is obligated to provide you with disclosure. You are within your right if you decide not the buy the and your deposit will be return to you. If the 17 days has passed and you discover a new disclosure that was not reveal to you previously you will be provided additional 3 days.

Hi Hangshou,

Your best action is to hire a structural engineer or a civil engineer/soil engineer. If the soil was not prepared(not enough compaction) for the weight of the house you will see these cracks. There are other reason for the crack but I would bring in an export. You should have one year warrenty and they should take care of it.
