The highest priced duplex currently for sale in nokomis is $349k and the highest sale is $257k within the past 6 months. With that said it looks as though you probably wont be able to sell right now and get close to what you purchased it for. I think rents and possibly values of duplex's will go up due to the increased demand for rentals since the tightening of the mortgage market. You should try to see if you could squeeze a little more rent out of the units or have the tenants pay the utilities also so you could afford to hang on to this investment longer. - Tue Jul 15 2008, 11:41
Bernadette: you can call your lender(s) and ask for a loan modification. If you can prove to them the reajustment of the rate will cause you to fall behind on payment they likely will hold your rate where it is. I have seen a lot of my clients do that and it works well. Jim: I think in your case if you think you may not be able to get full payoff on your mortgage it would be best to sell your house first and then go looking. You can choose what closing date you want and if you put it 45 days out for your sale you can probably find a home that you want in that time frame and close on both the same day without any hassles. - Mon Jun 30 2008, 11:48
