Hi Connie:
Write down the reasons why your friend is not the best agent for you - does he live too far from where you are looking? Is he too busy to show you homes you are interested in? Whatever your reason - if he is a good friend he will understand and want the best for you. If you did sign an exclusive right to represent, you should cancel it in writing in order to avoid problems.
Buying a home is a huge deal and one of our biggest investments. You should partner with someone who is going to give you the time and attention needed to make it a great experience and help you with all that it entails, finding a lender, searching and deciding what type of home you want, location, putting the deal together, etc.
To avoid this from happening again, take your time interviewing 2-3 more agents based on recommendations. Patience is key - partner with someone you can work with. Best of luck and congratulations on making the decision to buy - NOW is the time to do so! - Mon Oct 20 2008, 08:19
Hi Connie:
Write the pros and cons if you were to purchase the house. It sounds like you love what they have done with it, but that you may not get peace of mind. If you love the house so much - make sure you do your due diligence, have an inspection by a licensed inspector, gather all that you can from the contractors that worked on the house, check their standings with the commerce dept. - basically do your homework.
Are you always going to be concerned about the changes of lightning striking your house? What are some things that can be done to alleviate this? - Fri Sep 19 2008, 06:58
Hi Anthony:
Wow - believe it or not that just about sums up Minneapolis. Minneapolis is full of great neighborhoods, most of which will meet your budget and the above mentioned needs.
Some of the neighborhoods will give you more for your money, others will require you to invest a little cash and some sweat equity, but they will be winners.
Do you prefer a quieter neighborhood or more vibrant like Uptown? Do you want to be in a more residential less commercial? What type of home do you prefer?
A lot more questions than answers - partner up with a professional - it will make the task a lot easier. Best of luck to you. - Tue Sep 2 2008, 17:28
You may want to start here:

Your desire to own a home is the first step. It should not be taken lightly and does require us to be responsible with our spending and not buy more than we can afford which is also a big reason why we are in the short sale and foreclosure mess.
Our market has hit bottom and is on the way up (very slowly). NOW IS THE TIME TO BUY. If the lender you choose to work with says 'no' ask them what steps can you take to make it a "yes". You can always ask a parent or someone you trust to co-sign for you.
There are ways, but you, your lender and your real estate agent will have to give it your all!
Warmest regards,
