About Me:
Alan Tang is a CRS (Certified Residential Specialist), GRI (Graduated, Realtor Institute), member of the San Francisco Association of Realtors, California Association of Realtors, National Association of Realtors, Chinese Real Estate Association of America, and Asia Real Estate Association of America. Alan has received Salesmasters awards from Realty World, and is also a California Notary Public.
Alan was born in Hong Kong, and his entire family moved to San Francisco on March 15, 1986. Since then, Alan has been a native of the San Francisco Bay Area. He went to school at Herbert Hoover Middle School, Abraham Lincoln High School, University of California, Davis, and San Francisco State University of California.
Alan recently got married and is now happily living with his wife Maggie, and their cat Charcoal in Millbrae, CA.
Areas of Expertise
As a Certified Residential Specialist, Alan's expertise is in residential real estate as well as mortgage counseling. His past transactions includes listing and purchases of single family homes, multiple units, condominiums, as well as rentals.
He's definitely techno-savvy! Being a Road-Warrior, he has all the tools required to help him work while on the road. His favorite tools are his laptop and his Windows Mobile Smartphone - the AT&T Tilt (a.k.a. HTC 8925, Tytn II, Kaiser, etc).
Since he's a native of the San Francisco Bay Area, he's very familiar with the area. Currently he's farming in Millbrae's Highlands District, which is also where he resides.
His current goal is to obtain his Broker License as soon as possible!!!

Not right now, but is there a reason why you'd like a first floor unit? Personally I'd prefer a top floor corner unit that offers the best natural light. I would consider resale value as well since top floors usually are worth more. Please feel free to contact me if you have any other questions or concerns!

There is also another condominium project at El Camino Real and Chadbourne if condos are what you're looking for.
Just FYI: The one bedrooms are gone, per the sales office, because the city bought them to be sold as BMR (Below Market Rate) units. So if you're looking for a one bedroom, consider Wind Water Mills located on Murchison Drive. These are not as luxurious and were condo conversions, but they're right next to Mills High School and walking distance from the BART Station.
Otherwise, Mr. Jim Hargis has a great point! Is buying a condo part of your real estate strategy? Plan it well and it can be a great vehicle that can help you into a better home later on in life!

Aside from the airport noise, the specific neighborhood is also close to the 101 freeway and Caltrain train tracks. The area also has more potential for flooding and liquefaction. Given these facts, I will always recommend clients to look for homes on the west side of El Camino Real first.

In the California Association of Realtor's Purchase Contract, Parage 7 A, it states that "Unless otherwise agreed: (i) the Property is sold (a) in its PRESENT physical condition as of the date of Acceptance and (b) subject to Buyer's investigation rights..." The property doesn't have to be listed "AS-IS" but when you made the offer with the CAR contract, you made an "AS-IS" offer.
It'll be up to negotiations whether the seller will pay for the repairs or not. Hopefully the property has been on the market for a long time and you have the upper hand. As many have also stated, not knowing the purchase price, we really don't know what the 2% means.
