As a Realtor and Buyers Agent, I like working with first time homebuyers, right now I am making sure people are aware of the $7,500.00 no interest loan form the Fed if you buy before June 2009 this makes a big difference when people buy homes that need a little TLC. As a buyers agent I make sure we get the right home inspection when needed and I make sure my clients are with a reputable Mortgage Company and that they are taken care of properly!
When I work with people moving to Massachusetts., whether they want to rent or buy I make sure they know the area and the school systems before we start picking out locations.
@ I placed a couple from Maryland moving up to MASS and we got them a new rental of a townhouse in Maynard.
@ I placed a family from Portland Oregon in Winchester, MA, I have also been speaking with a couple from Minnesota looking to move to Winchester.
As a Realtor or Sellers Agent when selling a property for a client I include Staging as part of my process at no additional fee, this I believe to be very important. When I complete the Market Analysis or CMA I include a list of the minimum items that need to be done prior to an open house, if the home owner is up to it many tasks can be completed without much help, if need be I will be there for all staging steps from wallpaper removal to placement of the last pillows and window shears.
On the outside I make sure the curb appeal is ready to draw people in, so that once inside they see the house has the potential to be everything that they want and dream of.
Question: Would you not wash your car before trying to sell it? Or would you clean , wax and vacuum, this is STAGING!

The big problem here is there is no fee, alot of times these were duplexes and converted to condo/townhome and people tell you that when the water and sewer bill comes in or you need to fix something you just split, but BE CAREFUL WITH THIS........................... What happens is there is a roof issue and you or your neigbor is unemployed, if the roof leaks it will damage the whole house, what do you do?
Also certain types of loans wont allow the no monthly fee deal, what about master insurance? Be careful and make sure your buyers agent does his work (remember the seller pays the buyers agent, not you) - Fri Oct 3 2008, 09:59
Depends on the type of loan you get, FHA loans can allow closing cost credits but they dont like seeing money being given after closing, your buyers agent can help you with this. - Fri Oct 3 2008, 09:54

To be honest, its good to work with any mortgage person that you can shake hands with, meaning, make sure they have an office and that they actually are reputable! Phone deals sound good, but the brokered deal may be just passed up the line, a local agent will be there for all the issues! - Sun Sep 28 2008, 16:04
