Hi Chris,

I actually have listings in both of these buildings. Let's start with The Vue at Brickell. This building has unfortunately seen a very high percentage of foreclosures. They do not have any special assessments on the building though, and there are none planned. There are some ubelievably good deals in this building right now, and frankly I don't think they are going to last for much longer. However, you will need a minimum of 25% down in order to get financed in this building.

The Club at Brickell too has a very high foreclosure rate. I have heard (now this is a rumor as of right now but it is from a pretty reliable source) that there is a VERY large special assessment coming in this building very shortly. It too has some really great deals.

Both are great locations with upside potential.

Hi Antonio,

Palm Beach and Miami are about 60 miles from one another so you would need to decide which area would suit you best. If you want a little crazines and nighlife and hundreds of restaurants to choose from then I would say go for Miami. But if you are looking for a more relaxed, quiet environment I would go up to Palm Beach.

If you are looking in Miami then I would most likely recommend Miami Beach. If you are going to be purchasing as an investment which I think you are, then you really can't go wrong with Miami Beach. You would be responsible for paying property taxes on your home. The best way to estimate this would be to go to http://www.miamidade.gov. This site can give you a good approximation of what the taxes entail, costs etc.. You would have to pay homeowners insurance and deal with the day to day maintenance of the property. If you are going to be an absentee owner you might want to consider a condo or something of the such.

Stop what you are doing right now and contact a Real Estate Attorney that specializes in pre-foreclosure, loss mitigation issues. They are really the only people at this point that can help you. There is a possibility they can get this 2nd removed entirely. You need speak to an Attorney immediately though.
