About Me
When Kevin Tomlinson left his hometown of Cleveland in 1996 for Miami Beach, he had one goal: to become an accomplished Realtor. A former nightclub promoter and DJ, Kevin had visited South Florida several times for music conventions and could sense that Miami was on the verge of a great renaissance. He was right.

South Beach was quickly putting Miami on the map for everything from real estate to entertainment, but against the recommendation of his colleagues, Kevin chose the opposite side of town to begin his career as a luxury Miami Beach condo connoisseur.

Underdeveloped and even undesirable, it was the North Beach and Millionaire's Row areas that initially attracted Kevin's interest. In these neglected neighborhoods he saw the potential for a return to an earlier architectural era of Miami Modern glamour. He forecasted a comeback, and again, he was right.

Since then, Kevin has been a consistent top-producer for Esslinger-Wooten-Maxwell [EWM], one of the largest real estate firms in the U.S. Owned by Warren Buffett, EWM is also an exclusive affiliate of Christie's Great Estates.

Despite the sharp and continuous decline of the real estate market, 2008 has been Kevin's best year in the business. Some of his other distinctions include:

Chairman's Club, Diamond Level: 2007, 2006, 2005, 2003, 2002
Chairman's Club, Emerald Level: 2001
Chairman's Club, Sapphire Level: 2004, 2000, 1999, 1998
Master Brokers Forum Member: Top real estate brokers in Miami-Dade County
Ocean Drive Magazine Feature: Top Miami Realtor

Recognized as much for his marketing savvy as his real estate expertise, Kevin's distinguished brand identity and commanding presence on the Internet make both his Web site http://(www.kevintomlinson.com) and his blog http://(www.southbeachrealestateblog.com) two of the most emulated, highly ranked, and heavily trafficked destination in Miami Beach real estate.

Kevin has been interviewed more than 50 times in the last four years by Miami’s leading journalists. He has also appeared in such noteworthy national publications as The New York Times, Robb Report, BusinessWeek, Forbes.com, MSNBC.com, and Drudge Report.

Often described as unconventional, no-nonsense, and unreserved, Kevin is an innovator whose opinion is frequently sought and highly regarded by a prestigious list of affluent clients, as well as by his peers, developers, and real estate organizations across the country.

That's a crystal ball question. Most people are looking for annual leases, especially in that neighborhood; but that's not to say you can't find a tenant. Best advice: Craig's list! - Wed Jul 30 2008, 13:02

Hey John
Funny you should be asking me these questions, I'm in San Fran right now. Bay Harbor is a very nice community they have their own services (Police, Fire etc)

Normandy Isle is getting a face lift but it is very important what location you choose. If your looking at condos, newer is always better and late this summer/early fall will be a great time to look. - Thu Jul 24 2008, 08:40

The short-sale addendum was just recently approved so it's probable that Sabrina's contract doesn't address or have the addendum. We were writing in our own clause prior to the addendum to protect the buyer. It sounds, from what is here, that Sabrina may not have an effective contract, and if she does, the condo docs issue would get her out. - Fri Jul 18 2008, 08:32
Yes, If you haven't rec'd the condo docs (which were to be delivered w/in three bus. days of contract (depending on which contract you used), simply contact the agent and ask him/her why you haven't been provided with the condo docs as of yet---then have your agent prepare a cancellation form based upon the fact that you have yet to receive the condo docs. Check your contract. - Fri Jul 18 2008, 01:43
Typically there should be a clause in your contract which would give you the right to get out before the lender agreed to the figure/contract. - Thu Jul 17 2008, 19:41
