Sun City Mesquite is an active adult 55 plus community with a state of the art Recreation Center and the Conestoga Golf Course, designed by Gary Panks.

Mesquite is a small city with about 23,000 people, about 75 miles northeast of Las Vegas and 35 miles from St George, Utah. Mesquite is known for our beautiful Golf Courses, including Wolf Creek Golf Course, rated by Golf Digest as one of the top 100 golf courses in the U.S.
Mesquite is experiencing a high growth rate and is now the fastest growing small city in Nevada.

"When we first met Virginia, we were driving through Mesquite NV during the 4th of July weekend. We were planning to move to Mesquite, and felt it would be a great time to look around to see available homes in the area. We attempted to contact one real estate agent listed on a sign in front of a house, but were informed that he was busy with family due to the holiday. We found another property that we wanted to look at, and attempted to call the listing agent. We were connected to Virgina Hepp, and she came right over to answer our questions and show us the home.
Since we were first-time home buyers, we had quite a few questions for Virginia. We wanted a home that we could enjoy and that was still in our price range. When we decided to make an offer on a home, we contacted Virginia. She was very helpful and took great care in walking us through the process of making an offer. With her help, we were able to purchase our first home at an excellent price. We were very pleased with the entire deal!

Joanna - It could be that it has been for sale for awhile and the owners want to rent it while it is listed for sale. I recently sold a property for top dollar to an investor who valued the property more because it had a very good tenant already in it. The tenant and my buyer signed a new lease at close of escrow - it was a win-win situation. Some real estate agents advise their sellers to vacate their rental properties to make showing easier. I encourage sellers to keep their tenants and offer the tenants a bonus if it sells - that way, they want to show it and hope it sells. Chris - The actual numbers vary, but you can be sure that most buyers start their search on the internet. To be sure that your agent markets on the internet, do a search. Google Search has the most users, so start there. Enter the agent's first and last name and Mound House NV and look at the results. Click on each one and you will see what that agent does on the internet. There should be several pages of different results. You might try other real estate related search terms and your area, for example, 'home for sale Mound House NV'. Leslie - I just heard of a home that sold for $1. It had been on the market for a long time and was a foreclosure. It was in a very depressed market and a really rough neighborhood. Everything you can imagine had been stolen out of it - it was not even close to being liveable. Now the owner will have to put lots of money in it to restore it and secure it so that the improvements don't get stolen. Not a good buy for the average investor. This is true, but most of these kind of stories are urban legends, don't get sucked in to someone's scheme to get money out of you. - Sat Aug 16 2008, 15:39
You might also want to consider the interest rate unless you are paying cash to buy a home - Interest rates right now are good. We are not seeing any signs of a decrease in the near future. But if they go up, even a little, that affects your payment and buying power. Even if prices went down further - a higher interest rate on your home would raise your payment and you might be paying more for the home in the long term. Pam - One thing you can do now - make sure you pay your current housing monthly bills on time. Keep good records - payment records on utilities, phone, cable, cell phone, etc, can be used later as alternative payment history to help with a lower credit score. You will have to wait, unless you have some cash and are willing to use creative financing - seller financing may also be an option later with some cash and good alternative payment history. The first step when you think you might want to buy a new home is to find an experienced agent to work for you. The agents at new home subdivisions in Mesquite NV work for the developer, not for the buyer. The agents are working in the best interest of the seller. That is their job and that is exactly what the seller pays their sales representatives to do.
If you go to a new home subdivision without your agent, you have no representation - you need an experienced agent to look out for your best interests and negotiate for you. Your agent will also help with your lot choice, upgrades and monitor the construction of your new home. This costs you nothing and is NOT reflected in the price of your new home.
