The buyer's lending company is supposed to provide a document showing if the buyer's financing was turned down. If this was not provided to you, and the transaction has a "stink" to it, then you should consult with an attorney right away. I would not return earnest funds until your situation has been cleared up to your satisfaction.

This is totally unethical on the part of the buyer's agent...that is ....to provide a key to their buyers clients to a property that they do not own,...and to allow them to store some of their belongings in a home that they also do not own.. Potential liabilities fall on YOU if something should happen their belongings. You should have the buyer's agent immediately remove those belongings and keep your key.....The keys should only be presented to the buyers at a FUNDED CLOSING.......then you exchange keys for funds.
You may also want to contact the broker for the buyer's agent to make sure the belongings and the buyers only go to the property with a set appointment confirmed by you.

Based on your income and credit score, you should be able to get an FHA loan on your own....that is, unless you have a high debt ratio. The FHA rates are very competitive as long as you meet their minimum requirements.
The best advice for you is to contact a reputable loan originator at a direct lender and let them review all of your information. They are the experts at getting your financing options.
