"I was in Cleveland for 5 days in August for the purpose of interviewing Realtors and beginning the sales process on my Mother's home. Although my mother is in a nursing home, it was important to me that she be empowered in the sale process. Her home was listed with Denise and the sale completed on September 29th. Denise made sure my Mother ws informed and understood everything that transpired during the process, calling and visiting the nursing home. Good Credit goes along way in today's market and most lenders will say you have "character" with good credit and no debts. Definitely not a problem since lender's cannot discriminate due to age.
Seller concessions is the way to go since you do not have much money for a down payment. It is a great time to buy all over the country so good luck and enjoy the American Dream of home ownership.

The deposit of earnest money is referred to in the purchae agreement. In most cases the check is deposited into the brokers trust account upon the acceptance of a binding agreement. With a short sale the earnest money may be handled differently. Read your contract carefully and ask the agent that is representing you exactly how the earnest money will be handled and if, when and how the earnest money would not be refunded. - Thu Jul 24 2008, 04:35

The FHA appraisals of yesterday have been reformed and shifted from an emphasis on minor repairs. Many of us remember the difficulty of the FHA appraisal and it has had a dramatic change for the positive.
There is helpful, informative information regarding FHA repair and Inspection Requirements for existing properties and revisions to FHA Appraisal Protocol @ www.hudclips.org.
