In the last 6 months 14 properties sold in the bates school district and all were above 1500 square feet but one which sold in the $400000 range and likely wasn't in the best shape. The sale price to original price is 94% which means that properties on average in this area are seeing price drops off original price of about 6%. In an area like wellesley it is sometimes difficult to use average sale price stat's because there is a big market for $1million+ properties that scew the numbers. So, in attempt to narrow it down, the 5 properties that have sold in the $700000-900000 range - all above 1600 square feet w/similar yards - have an average price per square foot of $419. I checked out your property of interest and looks like it may be just slightly over priced. I make this determination with very few interior photo's and certain upgrades can have an effect on value. I can see that the kitchen does not have top of the line upgrades (although it isn't a bad kitchen) and the living room/sitting room looks small(er) but the yard looks fabulous and level.

I think there is potential to get the property in the $770,000-780,000 range and there are 2 great comps to support an offer like this. That said the property has only been on the market for 2 days so the seller may be reluctant to take a lower offer today but you never know.

it wasn't blanket .. i laid out the deal pretty clearly. The point is you can work with whomever you want you just need to determine at what length (including contractual obligation) you worked with that other agent. If Neel was simply shown the property and he didn't sign any documents the likelihood of that agent being able to prove procuring cause on the deal (what determines commission) is very slim to none. Now, if you signed a buyer disclosure and had lengthy discussions about pricing of the property, went over an offer together, etc, then your old buyers agent may try and come after the commission and his/her chances of getting increases in likelihood.
If you are truly unhappy you must break the chain of events with that buyers agent immediately. I do agree with charles, i wouldn't dump the buyers agent and work with the sellers agent just to get a better deal because that sellers agent will then be getting paid twice the amount and will be obligated to the seller during negotiations.

You absolutely do not have to work with that agent on the deal and don't let them try and convince you otherwise. Unless you signed a document that binds you to that agent for that particular property for a specific amount of time you can work with whomever you want.

My sincere suggestion, do not dump a buyers agent to work with a sellers agent. Dump buyers agent for buyers agent. It is well worth your best interests being protected by someone who is not looking to get you to pay more money (the sellers' agents job) and instead someone who is representing your best interests (sellers agent is legally obligated to the seller, not buyer).

I am originally from PA - my family still lives there so i visit very often. I see that you are near Bethlehem. I will have to recommend you to my network that lives out there.

Right now I am working with a mother from Maine who is buying her daughter a condo why she is in school in this exact price range so I know exactly how to help if you are interested. We just went through all the options so I am ready to give you some guidance/eyes in boston if you need it.

Make sure when you interview agents - which i highly recommend you do before deciding on one - ask the right questions ...

A listing agent should be good at the below so ask them to prove why they are the best:
Marketing - (ask how they plan to market your property - online, etc)
Staging - (ask if they provide these services should your place need it, which most do)
Pricing - (ask them for an alysis of the market and properties like yours)
Great salesperson - (ask for their sale price to original price ratios, etc)

Also, if the seller gives you a listing price for your property make sure you ask them to give you hard market and sold data that supports that number. Sometimes listing agents will tell you what they think you want to hear just to get the business and then your property sits on the market for days dropping in price and losing opportunities to sell.
