Sellers are looking for offers in this market. Make the offer. If the seller is motivated they may take it. The worst thing that could happen is that they reject the offer. More times than not they will make a counter offer.

I have family in the Allentown area. An interesting fact about Allentown is that there is only 1 building that could be considered a high rise in the whole city. There are no skyscrapers. You could get a clear vew of the sky from most parts of the city. You may want to stay rural, but I thought I would throw this factoid in. And by the way, be sure to visit Yocco's for a great hotdog!
