About Me
There are many qualities and skills that go into being an excellent real estate professional – integrity, in-depth community and market knowledge, marketing savvy, effective negotiation skills and a high-quality professional network, all of which are hallmarks of how I work.

That said, in my experience as a Shirley real estate professional, I've also found that providing the very best service is essentially about putting my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs.

This "client first" philosophy has always been my approach and it requires me to continually improve my skills and ways of doing business. In addition, I've found that the latest technologies are enabling me to do everything I've always done, only much more quickly and efficiently. They've also helped me to extend the range of services I provide to my clients.
Testimonials
"“Not only was Ted a professional at what he does always accepted or returned our phone calls promptly. Our questions and concerns were always addressed. He also referred us to professionals for all our home needs. He made us feel as we were his only clients. We will highly recommend Team Ted to Friends and Family”"
George & Robin Hooton
"Mr. Gounelas has gone above and beyond what we expected in a real estate agent! Our home was listed with Century 21 so Ted was not the listing agent for our home. Our home was ‘sold’ twice and we were not impressed with any realtor… Ted brought the buyer of our home to us. We took $6000.00 less then what another couple offered us because of how Ted treated our home and his customer. We felt comfortable selling our home to this buyer. We would recommend Ted to any and all who needed a real estate agent. Either buying or selling their home.”"
Robert & Patricia Peterson
"We didn’t know that selling our home would become a nightmare. The agency we used for three long months did nothing. They were uncaring and made many errors that cost us. After the contract ended we called Ted Gounelas… Ted Gounelas is a professional who sold our home in ONE day. After the sale Ted kept in contact with us every step of the way until we closed on our home. Thank you Ted. If want results like this Call Ted Gounelas."

"Dawn and I would like to thank you for all of your help. We really appreciate the way you allowed us to pick and choose the homes we wanted to see without the high pressured sales pitch. I personally would like to thank you for treating my wife with respect and courtesy. You are an assest…"

"Right out of the gate Ted Gounelas was a professional he knew the real estate market for our areas. With his knowledge and understanding of our needs, Ted made my life easy. We gave him the listing right there. Ted also helped determine the selling price of our home so it would sell quickly. I must say everything he said he would do, he did."

Question removed

Ted Gounelas answered:
Let's answer your actual question. "ask for part of the commission," because you've done a portion of the work... that is the question you asked. To the realtors, one word, "enticement." With regard to your question, will your realtor have the option to ask you for more commission if the transaction gets intricate & warrants an excessive amount of work? What's fair is fair. - Wed Jul 2 2008, 19:39

Short sale/REO question

Hi Linda,
Every bank and situation is different when it comes to placing bids. - Fri Jun 27 2008, 07:26

My home hasn't had any offers yet?

Ted Gounelas answered:
Since you are listed with a realtor. My advice is listen to your realtor. You should have hired them on their competence. Sometimes we can be too quick to give advice without all the facts, non-subjective facts that is. If my client were inquiring as you are, I would hope a colleague would say to them, "listen to your Realtor, that's what you hired them for." - Thu Jun 26 2008, 19:37

Check out the NAR - National Association of Realtor's study conducted on 2007. Are you loomking at the forrest or the trees? You may want to look back at property values over the last 50, 60 or 100 years. The real estate market is not a clear formula & sometimes growth happens in spurts as in the early to bis 2000's. You may want to do some homework before you're so quick to just disregard. You are also not thinking about what happens between seller & buyer markets - Transition. - Thu Jun 26 2008, 19:32
You are either going to do it or you're not ! I like to tell my buyers a little story about sellers. The seller that felt they should wait to sell their home in 2003, in 2004, 2005, 2006 & even 2007. It is now 2008 & soon 2009 do you think they were smart to wait ? Real Estate has never been a bad investment. Historically it doubles in value every Ten years. That's a fact. Just as anyone who bought a home between 1990 & 2000 if they would buy a house at the price they paid then Today. - Tue Jun 24 2008, 20:53
Ted Gounelas answered:
Here is some advice, direct from me to you. When choosing a realtor you should never chose them based on their commission (which is negotiable) or their opinion of price (which is also negotiable). Rather, choose them on the strength of their marketing plan & the integrity of their Company. You will be better off with your decisions. Keep this in mind, one part of a listing agent's job is to negotiate price for you with what is probably your single largest investment. See how & how well they negotiate their fee & decide if that is the kind of realtor you want representing you. - Thu Jun 26 2008, 19:23
