While searching for my own home, I viewed hundreds of properties over the course of 3 years. I preview 40 homes per month (on average) to maintain a working knowledge of market trends and inventory. I have been a resident of Mandeville since 1999. I am a member of both the National Association of Realtors and the New Orleans Metropolitan Association of Realtors. I am an active volunteer in my children’s schools, my church, and MOPS International, an organization dedicated to serving the needs of mothers of preschoolers.

According to the 2000 US Census, 25.4% of the population in zip code 70118 are below the poverty level. The education level is broken down as follows:
Highest Level Education
9th grade - 13.9%
12th grade/no diploma - 21.6%
High school graduate - 31.5%
Some college/no degree - 21.5%
Associate degree - 2.4%
Bachelor’s degree - 5.7%

This is a great time to buy your first home. Prices are low and inventory is high so it is truly a buyer's market. It is particularly important as a first time home buyer that you are represented by your own buyer's agent who will watch out for your best interests, Best of all, a buyer's agent is FREE - the seller pays the commission. I grew up in the area and can tell you that River Ridge has always been considered a great community.

That all depends on whether or not the property was priced right to begin with. If the property is priced competitively 80% of asking price would be pretty low, but if it is priced significantly above the true market price, it could be just right.
