Foreclosure sitting empty for months not up for sale yet.

Jessica once behind 3 months it goes to sheriff sale then there is a 6 month redemption then it should show up on the market. But they may have been trying to sell it thru a short sale which may have slowed things down a bit or if it becomes HUD owned. If you think it is foreclosed check with the county and see if there was a sheriff sale issued and at what price and what bank. If it's in redemption and no one is living there the bank can take back sooner. Due to the amount of them it is taking a bit longer. As for the taxes being owed we always see the banks pay back taxes at closing. But your buyer agent should get you a copy of the title so you can see what the total amount is owning. - Fri Nov 7 2008, 12:28

Carolyn - all great answers. One thing I would do is have your buyer agent also show you what price the seller started at and their pricing history. Many sellers remain on the market a long time but there comes a point where they are in stricking range. When the buyer sees one year they assume they can offer less but it may just be they were over priced for many months and now are at market value. This along with the sales will paint a better picture.

As a buyer agent I do this so my buyers do not offer really low then lose to another buyer. So it'a not the year it's more about value. Also keep in mind many of the lower comps are for bank owned homes that may have damage so be sure to look at the printouts carefully. If we can help let us know. - Fri Nov 7 2008, 12:07

Kevin many times if the bank does not like your offer they will wait a few days, wait for more offers to come in, then ask for final and best. It seems many bank agents right now are putting the homes on the market very low with the hopes of getting multiple offers and a higher price, especially with winter and end of year coming. - Mon Oct 27 2008, 19:04

Hi Sophie many agents will charge 1 month rent to find a tenant but if you need help with the rental after that, it will cost you more.

Right now many people are doing the same thing as you, so we have loads of renters out there. The bad thing is not many have good credit, so watch out. Also, be sure you figure in the cost of the non owner occupied tax rate. Have your agent send me an email with the MLS #. Hi M well you are not alone but if the govt changes that it will open the flood gates and create an even bigger mess. People used to move every 7-10 years, put 20% down and not borrow against their homes. Therefore they could move after normal appreciation. Then people started buying with little or no money down, refinancing for more and more and then wanting to move more often.

The real estate market became a game of musical chairs. Some were left standing once the music stopped. They are the ones that ended up foreclosing and filing bankruptcy, so they are out of the game. I would suggest you keep making the payments and stay still till the market rebounds. Many that have foreclosed ended up losing their homes, their investments if any, only to go rent somewhere and make someone elses payment. On top of that now they can not write it off. I have not seen values drop that much in your zip code, unless yo refinanced. - Tue Oct 14 2008, 15:57
