Definitely call the broker. It is important that your house have an MLS# and be listed in MLS so that it can be shown. Tell the broker you want a written marketing plan and make sure they stick to it. - Thu Aug 21 2008, 05:17

In our area builders have been giving incentives such as free upgrades-granite counters, up to $25,000 in closing costs paid by the builder, up to xx% off of the house.
Have your builder rep contact some of the agents who have brought people in who actually purchased in your development and let them know you now have incentives should you decide to go that route.
Sponsor a Broker Open and provide lunch or offer to hold meetings in the home to showcase it.
Partner with a good mortgage company that can assist you in some marketing materials regarding closing costs, builder incentives and how much is allowed towards closing.
Definitely consider doing some comparative market analysis of what homes are selling for in the area you are trying to sell this home in and adjust accordingly.
Attend some of the local realtor meetings such as Women's Council of Realtor's, your local board meetings, builder association tradeshows where realtors might attend and bring information on your homes.
