Real Estate Experience
My real estate career began full time in January of 1991 when I joined Cornish & Carey Residential Realty in Los Gatos. Since that time I have experienced many different swings in the local real estate market. Since the merger of Cornish & Carey and Coldwell Banker in 1997, I have continued to be a top producing agent in the Los Gatos office. I now bring seventeen years of seasoned real estate experience to work for you. I have developed a broad base of real estate knowledge that ensures your purchase or sale will go smoothly, and will close on time. Personal Background
I was born and raised on the Monterey Peninsula and graduated from Monterey High School in 1966. My wife Jan and I were married in January of 1967. We have two grown children who are both married. Prior to becoming a Realtor, I worked as a Senior Design Analyst in the defense industry. Jan has worked for many years as an Administrative Manager for both Cornish & Carey and Coldwell Banker in Los Gatos. In 1991 I decided it was time for a career change. Jan and I passed the California real estate license exam in 1990, and I joined her office full time in January of 1991.
I'm an avid golfer and auto racing enthusiast. Jan and I enjoy traveling, fine dining, wine tasting, and trips to Candlestick Park to watch the San Francisco 49ers football games. As a life long resident of Northern California, I am particularly well suited to providing my clients with insight into the benefits of living in the Bay Area.

Hi Olga,
First step is to talk to a reputable lender to find out what price range you'd be qualified for. For most of us the price range of the home we can afford dictates where and how much home we can buy, and that tells us whether we're financially ready to purchase a home we'd be happy living in.
Once you know the price range, choose a Realtor knowledgeable in your market area and explore the homes and neighborhoods available in your price range. Depending upon your situation, you may find there's lot's of good choices available to you, or you may decide you need to wait a bit and improve your down payment/income to afford the right house for you and your family.
Best advice I can give you is work with the most reputable real estate and lending pros you can. They'll save you time and money, and give you a realistic idea of what you can afford.

Depends, Bank Owned (or REO) listings are sometimes presented as Foreclosures on the MLS or in advertising flyers.
A foreclosure is where you go to an auction on the courthouse steps and bid for the property. Very risky because you generally have no opportunity to inspect the property, you have to pay cash on the spot, and you're buying the property subject to (meaning you assume) all senior encumberances and deeds of trust. Buying foreclosures is not for the inexperienced investor.
By contrast, a bank owned, or REO property is generally being marketed by a Realtor working with the bank to sell the home. You have the opportunity to visit the property before you submit your offer, and you generally have a contingency period to fully inspect the property before you finally commit to buying it.
Much better situation for the average home buyer! Hope this helps.

Here's a couple of things you need to keep in mind:
Any rebate from your Realtor needs to be disclosed to your lender to avoid lender fraud.
The IRS says any rebate over $600 per year must be reported on a 1099, and you'll have to pay the taxes on the rebate. (Please verify this with your CPA or accountant.)
Everyone likes to save money, the quesion is: How much are you saving if you're being represented by someone who'll work for nothing?

Hi Karen,
In California it's very difficult for a seller to keep a buyer's earnest money deposit. You'd have to prove you've suffered some damages to lay claim to their deposit.
If the buyer canceled under contingencies stated in the contract, there's not much you can do except return their deposit and put the home back on the market. If all the buyer contingencies were removed you may have a right to keep all or part of the deposit. You'd need to retain an attorney to advise you on where you stand.
Have your listing agent go over the contract with you and determine whether the buyer had lived up to the terms of the contract, and were they proceeding in good faith?

Hi Barb,
Talk to your listing agent about any questions and concerns you may have about the buyer's situation. Your agent should be well aware of the important considerations for your market.
However, here's a few ideas to get you started:
Who is the buyer's lender?
Is the buyer's agent also arranging the financing, or do they have a separate lender?
Is the buyer pre-qualified or pre-approved through their lender?
What is the buyer's credit score?
What is the source of the buyer's downpayment?
Have all the persons named in the contract actually seen the property?
Have the buyers been in contract on any other properties that didn't work out?
These are a few of the questions I like to get answered when an offer is presented on one of my listings.
