It is a great time to be a buyer. If you have rebuilt your credit score, you may be able to get into a loan NOW!!! If you are looking in a rural market and your credit score is over 620 you can get a USDA loan. A lower score would still have the FHA option. Speak with a reputable local mortgage broker....if you don't know any, look to a reputable local Realtor that can put you in contact with someone that can help you or counsel you to reach your goal as quickly as possible.

Lots of opinions here....sounds like you do need to speak with some qualified professionals. While I am a licensed Realtor in NE Ohio, and I am concerned about the housing and financing issues you need to be fully aware of, it does cost money to live day to day...whether it be rent or a mortgage payment. There are still 100% financing options at least through the beginning of October but depending on your credit score you may not be in a position to move forward that quickly. The recommendations to speak with Ethical and Honest mortgage brokers that can counsel you on improving your credit is the best advice anyone can give you. I have 3 in the Medina Co. area that I would recommend you having a discussion with. You are asking the questions so that tells me you have the desire to become a homeowner....and now is a good time to buy.
