Now has been the best time to purchase real estate in Las Vegas in a long time! There are great properties available for great prices right now. You don't need to be rich to obtain these great deals either.

I actually just started working with a few other buyers from Vancouver recently. I definitely understand your concerns. I would be happy to discuss all your options if you would like to contact me. There are some great communities in the Las Vegas/Henderson area that I would recommend for the best appreciation over the next few years.

There are some very clean neighborhoods around the valley. You may want to check out some of the master-planned communities, such as Green Valley, Seven Hills and Anthem Highlands. All 3 of these areas are upperscale communities with great prices. I specialize in these areas and I would be happy to help you find the perfect home within your price range and criteria. A short sale is a great idea if your property is in or heading towards the foreclosure process. I actually specialize in short sales and will be happy to discuss all the specifics with you if you contact me. All of my listings are short sales. I have also been very successful closing my short sales and getting them approved in a timely manner. I would negotiate with the bank on your behalf and get them to release the lien from your name without them trying to collect any amount for deficiency. Hi Karen,

The inspection (due diligence) period is typically the easiest way out of the deal if something comes up. Like someone said below, just because a property states that it's in as-is condition, it doesn't mean you can't request repairs. As-is is not a legal term and it means absolutely nothing. If a property needs repairs, whether they are required by your lender or just major repairs you would like done, some banks will cave in and pay for them.
