About Me
This site is really about you and about the place that you live, work and play. I am privileged to be a resident of Desert Shores and as such what happens here is important to me. Because I have been in real estate for 11 years I can share much that will help you in making intelligent decisions. So much of my life education influences the present career that I have. I was educated as a registered nurse and worked in that field for years. This equipped me to be a problem solver. Music is my passion and I taught it in my children's school for 10 years. I use it now in my church as I direct 1 of 4 praise teams and also direct a major musical of choir and orchestra each year. Music provides the emotion to give great understanding to my clients. One of its components "timing" is such a strong component in real estate. Through the years I have rehabbed numerous houses, completed a lower level of a new home, peeled logs for a new log home, laid title, hung doors and trim work, sheet rocked, painted and many other home improvements. This has given me valuable knowledge for helping you in your decision making. I have successfully raised 3 children and am fortunate to have 2 of them and 3 grandchildren living in Desert Shores. Though that home is not currently listed, there are some incredible buys in Las Vegas. Unlike some areas of the country, the market has picked up in the last two months, so things are really beginnning to sell. I would be happy to help you find something that fits your criteria. A simple call to the appraiser should resolve this situation. Keep on the appraisal company until they correct it. Do you have an agent helping you? I'm sure if you do they are on top of this. - Fri Nov 14 2008, 09:25

6 months is excessive even in the short sale process. It isn't unusual for you to receive an initial verbal response, however, until it is in writing it really means very little. Even then, a good agent will carefully watch what transpires, as the bank may throw some curves even at closing. I would hope that you have also looked at other properties and made offers. Get your earnest money back now and move on would be my advice. For future reference, do not put any earnest money down until 24 hrs. after an executed contract is received from the bank. Hi Penny,

It is true there are many foreclosures on the market, but there are other options. Have you considered a new home. It is important to remember when looking at new homes, that the agent onsite represents only the seller (which is the builder. Be sure and be represented by your own agent as they can make sure you are protected. As far as a safe neighborhood, I'm sure that you are aware that it is against federal law for an agent to steer you toward any particular neighborhood. Safe is also a subjective feeling. I have friends that may live in a neighborhood that I would not live in, but they feel perfectly safe and have never had a problem. You will be able to tell after you've looked at a few what will work best for you. If you are not working with an agent, I'd be happy to help you find that home that meets your needs. I know this is a difficult situation to be in, but if you have homes of the same model in the same neighborhood that are selling at $199K, listing it at $262 will not get you any traffic. If your home is in mint condition with upgrades, you might list it at $205K (this is assuming that the $199K homes are not in shambles) and get traffic, but even at $232K it is doubtful that you will. You are in the same position as so many are. During the boom in the neighborhood where I live the homes sold for $335 in my model. My daughter just purchased in the same neighborhood, larger home, granite counter tops, newly painted-$199K. It looks like you are in a short sale category. No agent with integrity is going to recommend to a client that they pay that much when they can get a better deal-even with the owner financing. You might try a extended lease option. The big draw back on this is you have basically a tenant in the home and you may end up without the option being exercised and damage to the home.
