Choosing a Realtor to help you to find just the right home or to properly market your current home to potential buyers can be a challenging task- especially here in the Las Vegas area, where we certainly have plenty to choose from!
I'd like to give you a little information about my background, my philosophy and the way that I work.....
My name is Blythe Mancini. I have lived in Las Vegas since 1979 (and no, I wasn't born here!). I have lived in this community all of my life. And I have seen it grow beyond my wildest expectations!
My philosophy on how I do business is simple. Meet the customer’s needs and be nice. It sounds simple, doesn't it? But it doesn't always happen. I'm not going to disappear after your transaction. I will hold your hand and explain every step to you. I will take care of the phone calls so you can get on with your day. It's the small details that help make a transaction go smoothly and that's what I strive for.
I still want to give that "personal" touch to all my clients. I don't want you to feel like a "number" which is the reason that I do not employ assistants or "Buyer's Agents"- I have a very hands-on approach with my client's transactions and do my best to handle all of the details, so you won't have to. When you work with me- you will be able to reach me directly when you need to-no communication breakdowns here!
When working to find the right home- I will listen closely to the list of things that are important to you in a home, and make every effort to find properties that fit your needs.
When marketing your home- I am in touch often- with feedback from potential buyer's and their agents, frequent market position updates and changes in the market with recent sales, new listings, etc...and I use state of the art technology to expose your home to as many potential buyers as possible.
I also have experience in short sale properties. If you are facing foreclosure of your home I may be able to assist. A short sale MAY be an alternative for you. This is not a quick fix and requires a hardship to qualify.

Southern Highlands (Terra West)-702-361-6640/Royal Highlands-702-932-6787. I found two different phone numbers on management.
I don't know how familiar you are with Royal Highlands but is a guard gated community adjacent to the Southern Highlands Golf Club. The homes range from approximately 2,150 sq ft to 5,500 sq ft with 3-5 bedrooms and 2-3 car garages. Lots in Royal Highlands are typically between 4,500 sq ft and a quarter acre. Some homes in Royal Highlands have a basement and/or a pool.

I see 2 houses available on Rome..neither of which are $40,000. My guess is that perhaps the second or third lienhold filed a Notice of Deafult (NOD) and this is the amount owed to them. Just a guess. I am sure someone will add more to my answer.....it is difficult to answer the other questions without an exact address or parcel number.

I can find only one listing on Scherer St. It is for 144k, sounds like the same floorplan. I can send you the listing if you like.
If the property you are looking at is in a pre-foreclosure position they may have just received the Notice of Default. Which means they can still reinstate or bring their loan current. That's the quick and easy answer, anyway.
