About Me
Hi, my name is Rob Thorburn, and I must be the luckiest guy in the world. Why? Because I love my job! I'm a REALTOR® and I work full time at just one thing... real estate! I believe in real estate as a solid investment and a great strategy for long term prosperity. So I really enjoy helping families invest in their future. I sure would like to ask you some more questions! For example, Have you spoken with a lender, and been turned down? Are you a Veteran of the US armed forces? With a large down payment have you explored conventional loans, and so on. Some lenders can look past a credit slipup, or lack of established credit especially with a large down-payment. Working with a Realtor can really help. While I am not an expert on loan finance, I work with lots of people who are! Here is my advice to you. You are on the right track if you have studied the Corona area and have decided on a particular area. The next step is to study the homes that sold in that area. This will give you a very good idea of what homes are really worth in your target area. Then you will be able to “see” a bargain when it comes onto the market. And the bargains are out there! A Realtor, (such as myself), can really help you with this process. Realtors are equipped with the Multiple Listing Service, and many other powerful tools, not to mention lots of experience, at finding deals. Why go it alone? Buying a home should be exciting and fun! It is a great investment and an exciting change in your life! Generally speaking, your agent should have very little to say in your preference of communities. I suspect your agent does not want to be bothered commuting “out” to Lake Elsinore. Perhaps, she is intimidated, because her expertise is in Orange County, and she knows very little about the community of Lake Elsinore. Or with the lower prices of homes in LE, perhaps the commissions are somewhat small for her efforts. Whatever her reason, the main consideration is: did you sign a Buyer / Broker agreement? (We use CAR form BRE). If you did sign an agreement, look at what the agreement covers, on page one and two in particular. If you have not signed contract with the agent, you are free to do as you please.
Also let me say: it is important to use a local Realtor! I happen to be a Realtor located in Lake Elsinore, and I can tell you that I spend some of every day, studying the local market, or previewing homes, and I have valuable knowledge in market trends, schools, shopping, city planning, and so on. In California, an agent has a fiduciary duty under the law, to represent the client with the highest ethical standards. In your case, the listing agent is not putting the interests of his client (the home-owner) first. It would appear, from what you have said, that he / she, is not representing their client well. So as with any problem, it is best to go up the chain so to speak. First have your agent speak with the listing agent, perhaps the owner gave him / her special instructions that he is obeying, (though it doesn’t sound like it). If this listing agent refuses to resolve the issue, (somewhat odd because it is money in his pocket), then have your agent go to his broker. That should do it, but if for some reason you think there is an unethical agent and broker, in California the next stop is the Board of Realtors if they are Realtors, or the state Department of Real Estate (DRE) if they are not. Your Realtor should be able to resolve this issue with a couple of phone calls. - Fri Jul 18 2008, 16:55
