This is not a normal market by any measure. If you have cash or mostly cash and can also offer a fast close, NOW is the time to buy from a seller who was motivated even before the sky fell over us all. Cash is king and the sellers need it. - Fri Oct 17 2008, 19:11

What Homa says is true most places and nationally because of the holidays. But, it is not true in a snowbird resort area like our desert.

NO ~ the best time to buy is before then and now. While it may not make a big difference, most sellers in the Desert will try to get more when we start to get to our season when the snowbirds start arriving. This is true every year and even sellers who have been trying for months or almost a year will think the additional lookers will bring them a higher price. And, in most years that is true. The best time to look and try is now after ensuring the homes you like have motivated sellers who have been trying for a while. Your goal is to pay well below the current sales comps which are depressed. After identifying the homes you like, the seller's motivation and the sales comps, then it is very easy to make an aggressive offer! - Tue Sep 2 2008, 08:35

I agree about price especially in this market. It does not really sound like a tear down but if the views are truly spectacular, good photos will help sell it. I would suggest adding hi-res photos of the 360 degree views and consider also marketing it (on the internet anyway) as a lot. A custom web page with a panoramas and which allows the thumbnail view pixes to be expanded to hi-res versions would help. A lot of Canadians look at homes.point2.com but all desert MLS listings are also shown in realtor.com (and many other sites) which is sufficient. I assume this is in IWCC? - Sat Oct 11 2008, 16:30

Trilogy by Shea Homes, La Quinta CA

I have sold several homes in Trilogy (see T-LQ.com) over the last 5 years. Until the last 6 to 9 months a new Shea home would have been a better deal. Now there are several motivated sellers and Shea may not be the best deal. BUT, it is very important to compare upgrades; the first few phases did not include any upgrades whereas now Shea includes a lot like slab granite, extended garages and patios, better carpet and tile, etc.

If you have visited Shea already, then they will not cooperate with a realtor
