Most likely means it's never been updated or it could be in a little rough shape. Usually it's more than just paint unless you're ok with the out of date kitchen & bath. The floor treatment probably needs help too. - Sun Aug 10 2008, 07:00
Use a local lender & do it fast. FHA's business has increased over 50% so they are really busy. When you write your contact, make closing in 45 days just to give yourself enough time on the loan. - Mon Jul 28 2008, 04:09

I represent both buyers & sellers. I don't know the percentages but most do represent both. It is our ethical responsibility to equally represent either side. Yes, we may show you our listings but if they fit your needs why wouldn't we? The selling side is where the advertising expenses come in to play. The longer term outlook is that prices will rise here. Maybe the price correction here is to stall this rise because there certainly has not been a reduction as you say. Buyers are stalling waiting on who knows what. Rates are gradually rising & this will prevent even more from being able to qualify & we'll see more reductions on how much they will qualify for. Lending guidelines continue to get tigher so we'll see even more getting knocked out of the buying market. I would certainly buy before the rates rise & before the guidelines get so picky that only the perfect credit scores can get a good rate! - Fri Jul 11 2008, 04:27
