It's a depressed area right now. And a combination of everything, you can get crime stats on FDLE.com. The builder ruined the area by offering new construction at $100K. We have almost 100 foreclosures in just our office alone there and they range from $60K and up. I have a story that a local newspaper had that I could send send if you like. After reading your new update. Looks like the best option for you is a trip here to really look over your options. And if I am reading your post correctly, If I told you I had a corporate owned 5 bed 4 bath Detached 3700 square foot home with a pool and a $225 HOa for $189,000. You would not be interested. If it is Paradise Palm you really want then go for it. If you need more info I can have one of their reps get in touch with you and give you the entire run down on the property. Paradise Palms is wonderful but if price is a factor then there are many more 5 bed and larger for a lot less in $$$$. It all depends on you and your family. Where do you want to be and what do you want in a community. The more the community offers the more $$$ the HOA will be. Plus you are talking a townhome and not a detached home. Oak Hammock has had issues for a long time. Personally I think it started when one of the builders pulled out and really low balled the last 6 spec homes they had. The place has never recovered, because at that time more competition opened on that street (Pleasant Hill Rd) at better prices. So as we all know one thing leads to another and price has always been king. Today you can get some great deals on properties in there, but then that is the truth for many communities in Central Florida.
BTW, I just returned from San Diego in your fair state. I just can not get over how great that place is. You would not have to twist my arm to live there. And yes, I was there during the earthquake.
